5. INSURANCE Kainos shall acquire and maintain Workers Compensation, employer's liability, commercial general liability, owned and non -owned and hired automobile liability insurance coverage (if applicable as indicated below) relating to Kainos' activities funded hereunder covering City's risks in a form approved by the City Attorney. The minimum amounts of coverage corresponding to the aforesaid categories of insurance per insurable event shall be as follows: Insurance Category Minimum Limits Workers Compensation statutory minimum 1 000 000 Employer's Liability $ per accident p for bodily injury, personal injury and property damage Commercial General $1,000,000 per occurrence Liability for bodily injury, personal injury, and property damage Automobile Liability N/A Property -Fire' $ Replacement value of the improvements on the Property Concurrently with the execution of this Agreement, Kainos shall furnish City with certificates and copies of information or declaration pages of the insurance required hereunder and, with respect to evidence of commercial general liability and automobile liability insurance (if applicable) coverage, original endorsements: (a) Precluding cancellation or reduction in coverage before the expiration of thirty (30) days after City shall have received written notification of cancellation or reduction in coverage by first class mail; (b) Providing that Kainos' insurance shall apply separately to each insured against whom claim is made or suit is brought, except with respect to the limits of the insurer's liability (cross - liability endorsement); (c) Naming the City of Redwood City and its Council, officers, boards, commissions, employees, and agents, as additional insureds; and 1 Property -Fire insurance policy shall become effective no later than the date of transfer of title of the Property to Kainos Home & Training Center.
