DEVELOPMENT CONCEPT — COMPLETION VISION <br />• An urban downtown streetscape lined with three -story townhouses. <br />• New housing that offers a comfortable, urban living environment with a sense <br />of privacy and quality. <br />• A residential building form that provides market rate downtown housing. <br />• The ability for individual ownership of small multi -unit buildings. <br />• Limited need to own or use a car. <br />• The ability to walk to work, to eat in local restaurants and to stroll along a <br />busy commercial street to meet friends at the movies. <br />• The opportunity to live in a bustling mix of uses, sharing the in the activity, <br />benefits and convenience of the Downtown. <br />• Quality, well - designed new buildings within and befitting the historic core of <br />Redwood City. <br />VI. PRINCIPLES <br />A. The community needs more housing downtown and a broad range of <br />residential types to support the vision of an active, 24 -hour downtown. <br />B. Community plans support policies to develop unique approaches to create <br />high - quality housing and ownership types within downtown Redwood City. <br />C. The Precise Plan allows the City to achieve community goals by defining <br />appropriate criteria and guidance to build a unique project, tailored to the site. <br />VII. USE CRITERIA <br />A. Permitted Uses — High - Density Residential Dwellings. <br />B. Accessory Uses — Home Occupations. <br />C. Conditional Uses — None. <br />VIII. DEVELOPMENT CRITERIA <br />A. Density <br />1. Maximum density — 45 units per acre. <br />2. Minimum density — 35 units per acre. <br />B. Building Height <br />1. Maximum — 50 feet above grade. <br />2. After review by the ARC, the Zoning Administrator may approve height <br />exceptions for decorative architectural elements such as chimneys and <br />other elements such as elevator towers. <br />C. Side and Rear Yards and Setbacks — None other than that required for access <br />and parking. <br />D. Front Yard Setbacks — None, except that required to meet design guidelines <br />for entry courtyards and landscaping.
