CITY OF REDWOOD CnY- DOWNTOWN RETAIL- CINEMA PROJECT ON BROADWAY S ' 71 L 7
A. METHODOLOGY AND ASSESSMENT OF NEEDS
To obtain information necessary for the preparation of this Plan, personal interviews
were conducted with all but one of the businesses during the month of December 2002
(one of the governmental offices did not provide information.) Survey questions asked
of the business representatives generally concerned existing conditions, such as type of
business or service provided; type of occupancy; current monthly lease /rental amounts;
business income information; description and size of current operations; special
requirements, if any, and area /facility preferences for replacement locations.
The primary purpose of this Relocation Plan is to outline the requirements for moving
and re- establishing the entities being displaced, and to demonstrate the level of
advisory and financial assistance that will be provided. While there is no specific
requirement under California Relocation Law or Guidelines mandating that alternate
relocation sites be made available to commercial businesses at the time of
displacement, the City is committed to making every effort to satisfactorily relocate and
reestablish the businesses.
B. FIELD SURVEY DATA
During the survey period, eighteen (18) businesses, one (1) federal governmental
agency and one (1) local governmental nutritional program were occupying space within
the Project area. The information shown in the table below is based on personal
interviews conducted with all Project occupants except the federal governmental
agency, which did not provide information.
The businesses impacted by the Project are located along the perimeter of the Project
area. Several businesses located in the central section of the Project had been
previously closed and were vacant at the time of the survey. In addition, one office
located above the shoe repair business was vacant at the time of the survey.
The table below provides an overview of the types of businesses impacted by the
Project, including ownership type, number of employees and square footage at the
project site. Also indicated are special space or equipment needs at the replacement
site. Existing monthly rental range is $0.75 to $2.50 per square foot.
PREPARED BY: PACIFIC RELOCATION CONSULTANTS (PRC) PAGE 3
