10/11/2010 <br /> Exhibit B <br /> Agreement <br /> for <br /> Storefront Improvement Program <br /> GRANT AND MAINTENANCE AGREEMENT <br /> This Grant and Maintenance (the 9 reement <br /> the Agreement "Agreement") is made and entered into <br /> 9 <br /> as of the of between the Redwood City Redevelopment <br /> Agency, a public body, corporate and politic, duly organized and existing under the laws of <br /> the State of California ( "Agency "), a municipal corporation community redevelopment <br /> agency, and ,[ owner(s)] [ lessor(s)] of <br /> certain real property ( "Grantee "). <br /> RECITALS <br /> A. The Agency is presently sponsoring a Storefront Improvement Program to <br /> encourage property and business owners to rehabilitate and revitalize commercial /retail <br /> buildings within a targeted area of the redevelopment project area of Redwood City. <br /> B. The Agency finds that such rehabilitation and revitalization will assist in the <br /> elimination of blight in the targeted area and also assist with retaining and attracting <br /> businesses and increasing job opportunities. <br /> C. Grantee are presently the [property owner] [lessor] of certain commercial real <br /> property located within the targeted area commercial district. <br /> D. Grantee has participated in the application process for a grant under the <br /> Storefront Improvement Program (the "SIP "). Agency has evaluated Grantee's proposed <br /> improvements and has determined that Grantee meets the eligibility criteria for the <br /> Storefront Improvement Program. In addition, Agency is willing to reimburse Grantee for <br /> certain Design Assistance Services (DAS) for Grantee's proposed improvements, on the <br /> terms and conditions specified herein. <br /> E. Grantee desires to enter into an agreement with the Agency for assistance in <br /> making certain improvements (the "Work ") to Grantee's commercial real property located <br /> at (the "Property "), as the Work is further set forth <br /> in that Scope of Work (the "Scope of Work ") attached to this Agreement as Attachment A <br /> and incorporated herein by reference, and the Agency is willing to do so on the terms and <br /> conditions set forth herein. <br /> NOW THEREFORE, in consideration of the mutual agreements herein contained, <br /> the parties agree as follows: <br /> 1. TERMS OF REIMBURSEMENT. In developing the improvements to be installed <br /> and constructed as part of the Scope of Work, Grantee utilized the design services of a <br /> design professional approved by Agency, and Agency has determined that a portion of the <br /> costs incurred by Grantee for such design services is eligible for reimbursement under the <br /> DAS program. Upon (i) submission of evidence reasonably satisfactory to Agency of the <br /> costs incurred and paid by Grantee to such design professional, and (ii) the <br /> commencement of construction of the improvements described in the Scope of Work, <br /> 1 <br /> ATTY /AGR/2010.112 #RD 10 -08 <br /> 10/13/10 MUFF #405 <br />
