Inner <br />BHV butishme Ventures I, LLC <br />2656 Bridgeway <br />Sausalito, CA 94965 <br />Re: On Broadway Parking Structure Design <br />Redwood Ctty, CA, !PD Pro/ No. 02 -270 <br />Dear David: <br />We are in response to your memo dated April 2, 2003, asking us to review and respond to the challenges <br />made by Mr. Nick Watry of the current design for the project mentioned above. We offer the following <br />comments: <br />1. The entrance off Jefferson versus at the comer of Middlefield and Theatre Way: <br />a_ When the decision was made by the City to locate the parking under the retail/cinema <br />(Block 1), rather than a free - standing parking structure on Block 2, the underground <br />Parking structure access issue was a major topic of discussion between the City and the <br />developer /design team. <br />b. In order to maintain the pedestrian flow around the critical comer of the retail <br />development, any vehicular access into the basement level from the Middlefield and <br />Theatre Way intersection was deemed undesirable. <br />C. There was a strong desire on everybody's pan to keep the vehicular traffic on Jefferson <br />St. and to keep vehicular /pedestrian conflict on Middlefield and Theatre Way to a <br />minimum. A 30' wide opening in mid -block for vehicular access is done successfully in <br />many retail projects including the currently completed Santana Row Retail Center in San <br />Jose. Although it may not be as visible and inviting as a ramp located outside the <br />building, this type of layout is used quite frequently in an urban setting, <br />Long -span versus short-span parking structure: We could not agree more that a long -span <br />structure provides a higher level of efficiency and column free parking. We do not have any <br />other problems with long -span design except for project driven issues: <br />a. Due to the high water table, the lower level of the parking structure will be below the <br />water table. It has been found to be very costly and difficult to design a "bath tub" type, <br />self - contained, waterproof building with a long -span design.
