APR-04 03 (FRI) 1702 INTERNATIONAL PARKING DESIGN INC 510 553 2130 PACE. 3/3
Mr. David C. Irmer 1 -2 5
April 4, 2003
Page 2
b. Due to the retail/theater development above the podium level, the cinema architect and
owner did not want a long -span structure below to avoid vibration issues. The column
grid for theater and retail may also not work well with the long -span parking grid that
requires ether transfer girders or additional columns thus reducing the design effrcicncy.
C. The one -way circulation provides a higher level of customer convenience for getting into
and out of stalls however, the long one -way aisles are less desirable for space search.
d. There should be adequate stack space for exiting traffic. This will reduce the suggested
design efficiency.
C. Using all other design criteria as a base, a long -span garage will require a higher floor -to-
floor height than a short-span structure.
3. Lightwells in underground parking structure are desirable if the development above permits them.
Open stairs and glass - backed elevators are the design features we also would like to incorporate if
the code and fire department permits them.
4 In terms of cost, if a long -span design would require a structural slab and additional piles to
withstand the water pressure, a significant amount of cost savings would be diminished. We also
would like to design a project that works well for the client and one that we do not have to
apologize for later.
If there is a need for a meaningful discussion on this project, we would welcome the opportunity to do so.
Sincerely, oQ
Dili p L. andwana
President
dlNmaf
Y 1041 O ftmmmd p) b Lv'm
