REG:yc :3/17/60 -7 <br /> r . 411 410 <br /> RESOLUTION N0. 3019 <br /> RESOLUTION AUTHORIZING EXCEPTION TO CERTAIN <br /> PROVISIONS OF ORDINANCE NO. 631, BEING THE SUB- <br /> DIVISION ORDINANCE OF THE CITY OF REDWOOD CITY <br /> WHEREAS, pursuant to Section 7 of Ordinance No.631, being <br /> the Subdivision Ordinance of the City of Redwood City, the Planning <br /> Commission has received and recommended approval of the application <br /> of MERRITT MANGELS for an exception to the provisions of Sec- <br /> tion 5.31 of said Ordinance No. 631, to allow the subdivision of <br /> the hereinafter described property into two lots, each of which <br /> would have an area of 5,000 square feet instead of the required <br /> 6,000 square feet; and <br /> WHEREAS, the property for which application to subdivide is <br /> made is all that certain real property situated in the City of <br /> Redwood City, County of San Mateo, State of California, described <br /> as the Southerly half (2) of Lot 2, Block 10, as shown on that <br /> certain map entitled "Friendly Acres Subdivision No. 1," filed in <br /> the office of the Recorder of San Mateo County; and <br /> WHEREAS, said applicant has submitted a tentative map of the <br /> proposed subdivision in accordance with the provisions of Ordinance <br /> No. 631 and said map has been recommended for approval by the <br /> Planning Commission and has been reviewed by the Council of the <br /> City of Redwood City; and <br /> WHEREAS, the Planning Commission has found and reported to this <br /> Council that exceptional circumstances and conditions exist which <br /> affect said property; that the exception applied for is necessary <br /> for the preservation and enjoyment of substantial property rights <br /> of petitioners; and that the granting of said exception will not <br /> be detrimental to the public welfare or adversely affect other <br /> property in the neighborhood; and <br />
