i <br /> 6.1 I <br /> acquisition of the Woodhouse Industrial Park Property would P��e� <br /> County's sole cost. The estimated County acquisition costs are <br /> $16,490,000, not accounting for potential extension payments or income <br /> to be collected by the County according to the terms of leases in place for <br /> 50 and 70 Chemical Way. <br /> b. County shall reimburse City $200,000 for the deposit and option payments <br /> made by City and deposited into escrow pursuant to the purchase option <br /> agreements. <br /> 4. City will comply with all of its obligations under the purchase option agreements <br /> to ensure they remain in full force and effect until the first to occur of December <br /> 27, 2010, the date that City and County execute the Assignment and Assumption <br /> Agreement, or the date that County delivers a notice of termination to City. <br /> 5. If County acquires the Woodhouse Industrial Park Property then, subject to <br /> compliance with all applicable state and local laws, City shall vacate the right-of- <br /> way at Chemical Way at no cost to County, convey to County the approximately <br /> 1' wide City-owned strips of land fronting the 20 and 80 Chemical Way properties <br /> and running the length of Maple Street, and cooperate with County to relocate <br /> any City public utility easements on the Woodhouse Industrial Park Property. <br /> The attached MOU does not commit the City (or the County) to acquire the Woodhouse <br /> Industrial Park Property or the County to construct any new jail facilities on the <br /> Woodhouse Industrial Park Property. If, following completion of the CEQA analyses <br /> and feasibility studies, the County desires to proceed with acquisition of the Woodhouse <br /> Industria� Park Property and development of a replacement jail facility at that location, <br /> subsequent agreements, permits and discretionary approvals will be needed. <br /> Alternatives <br /> 1. The Council could elect to not approve the MOU. The City would then assume <br /> that the County would proceed with plans to locate the replacement jail within the <br /> County campus in Downtown Redwood City. <br /> 2. The Council could delay consideration of the MOU and provide additional or <br /> different direction to staff, which could result in unknown consequences. <br /> 3. The Council could direct staff to negotiate different terms and conditions of the <br /> MOU with the County, which would cause a delay of unknown length and <br /> consequences. <br /> Fiscal Impact <br /> Funds fo� this project were appropriated in the Fiscal Year 2010/11 Redevelopment <br /> Agency Capitaf Improvement Program budget in the amount of $332,000.00.
