8.A <br /> ATTACHMEIPP ?� <br /> Architectural Permit Application Procedures <br /> The following outline describes the standard procedures of City staff when <br /> reviewing an Architectural Permit for a single-family residence. <br /> Pre-submittal <br /> ■ Applicant discusses Zoning requirements with City staff <br /> ■ Applicant notifies adjacent property owners of intent to apply <br /> Project Submittal: <br /> ■ Applicant submits proposed plans and related materials to City <br /> Proiect Review: <br /> - Staff conducts an initial review of the application materials and the <br /> proposed design <br /> ■ A project planner is assigned <br /> ■ The property is posted pursuant to a pilot notification program <br /> established by the Planning, Housing & Economic Development <br /> Department <br /> ■ Staff determines if the proposal is consistent with applicable zoning <br /> requirements <br /> • For new houses the application is reviewed by the Plan Review <br /> Committee (PRC) <br /> ■ If necessary, a PRC summary letter is sent to the applicant requesting <br /> additional information, clarification, and/or revisions <br /> ■ If necessary, staff conducts additional review, which may include, but <br /> is not limited to, neighborhood meetings, consideration by City <br /> Committees, and/or analysis of neighborhood context <br /> � Staff provides a recommendation to the Zoning Administrator <br /> Proiect Determination: <br /> ■ The Zoning Administrator reviews the project materials and <br /> administrative record <br /> ■ The Zoning Administrator conducts additional analysis, when <br /> necessary <br /> ■ The Zoning Administrator's decision is documented in a Notice of <br /> Official Action <br /> Project Chronology: AP2010-09 for 448 Saint Francis Street <br /> On March 11, 2010, the City received an application for an Architectural Permit <br /> (AP2010-09) to deconstruct the existing single-family residence at 448 Saint <br /> Francis Street, owned by Robert Carroll, and construct a new single-family <br /> residence. The project site slopes down from Saint Francis Street to the rear of <br /> the property. The proposed residence has a single-story appearance from Saint <br /> Francis Street and finro-stories in the middle and rear portions of the structure. <br /> The design calls for the 2,323 square foot residence to be constructed with a <br /> contemporary aesthetic, characterized by a curvilinear standing seam metal roof <br /> and geometric volumes created by sections of flat roofs, trellises, various wall <br />
