" ' t � ' � � _. .. _._,r . . <br /> , ` . • ' <br /> Proposed Residence <br /> The project, as proposed, would result in the demolition of the existing residence, removal of the <br /> Italian Stone Pine (the tree shown on the left in the Photo 1), and construction of an <br /> approximately 2,323 square foot two-story residence. The proposed residence would be <br /> comprised of approximately 1,425 square feet on the street level. This level would consist of two <br /> bedrooms, two bathrooms, kitchen, dining room, and living room. Consistent with the previous <br /> residence, fhe proposed home would have a lower level. The lower level would be <br /> approximately 451 square feet and would consist of a laundry room, third bedroom and <br /> bathroom. <br /> In order #o comply with the City's Off-Street paricing requirements, the proposed design includes <br /> a 447 square foot attached two-car garage and relocation of the existing curb cut. The applicant � <br /> has indicated a desire to remove the Itatian Stone Pine in order to accommodate the location of <br /> the proposed garage, Per the City's request, the applicant has submitted an arborist report, <br /> which will be discussed later in this �eport. Additionally, as proposed, the praject would indude <br /> the construction of a new 447 square foot deck off the rear of the home and a 45 square foot <br /> front porch (not included in the square foot of the residence). <br /> The proposed design has a contemporary aesthetic (see Images 1 and 2 below), which includes <br /> design elements such as a curvilinear zinc gray standing seam metal roof (SSMR) and <br /> geometric volumes created by sections of flat roofs, treflises, rectangular windows, and straight <br /> wall planes. The design also employs the use of several siding materials including a board- <br /> formed concrete base, vertical tongue and groove cedar, and smooth finish integral color <br /> cement plaster. The rear deck has a curved floor plan with metal posts and a wire mesh railing. <br />
