The property is located in the Eagle Hill neighborhood within the single- <br /> family residential (R-1) zoning district. More specifically, the property is located on Saint Francis <br /> Street, mid-block befi+veen South Place and Quartz Street, on the south side of the street, which <br /> has a downward slape, i.e. from the front to the rear. The subject property also has a slight <br /> cross slope down to the west. The neighborhood, and those properties in the immediate vicinity <br /> of the subject property, can generally be described as one- and two-story single-family <br /> residences on sloping lots with a variety of architectural styles. Further characterization of the <br /> neighborhood and streetscape will be provided in the discussion below. <br /> Existinq Residence <br /> The existing single-family residence is a 1924 bungalow with gable roof over the front entry <br /> porch. Given the down sloping lot, the residence maintains the appearance of a one-story home <br /> from the street; however, as the lot slopes down to the resr of the property there is a second, <br /> lower story, undemeath the street level. Extending from the main floor level, off the rear portion <br /> of the residence, is a 280 square foot waoden deck. In total, the existing approximately 1,025 <br /> square foot residence consists of two bedrooms and one bathroom. Whife there is an existing <br /> curb cut on the west side of the front property line, the subject property does not contain a <br /> garage or carport. <br /> The front yard contains several mature trees. Along the east property line is an Ita{ian Stone <br /> Pine (shown on the left in Photo 1). To the west of the existing entrance is a small cluster of <br /> Redwood trees (shown on the right in Photo 1) and along the west property line is an Oak tree <br /> (not shown in Photo 1). <br /> �, <br /> I <br />
