Prior to the removal of the Italian Stone Pine, the applicant must obtain a Tree Removal <br /> Permit from the Public Works Department. <br /> 8. Prior to the removai of the Italian Stone Pine, the applicant shall submit a replacement <br /> planting plan for the City's review and approval. <br /> 9. The Italian Stone Pine shall be replaced by a new tree(s) equal to the amount of $3,190 as <br /> established in the Valuation and Tree Protectivn Plan. The species, sizes, and planting <br /> location shall be included in the replacement planting plan for review and approval by the <br /> City. <br /> 10. Per the Valuation and Tree Protection Plan by Walter Levison dated August 27, 2010, the <br /> applicant shall comply with the recommendations set fo�th in section 3.0 of the report, for afl <br /> - exisfing mature trees. <br /> 11. During construction, the applicant shall provide tree protection measures to protect heritage- <br /> sized trees located within the vicinity of the project. <br /> Desian Review <br /> 12. The exterior materials, texture, trim elements, windows, and roof pitch of the project shall be <br /> consistent with the approved set of plans. <br /> 13. The SSMR shall use °low profile" seams with flat panels between the ribs, such as 5V <br /> roofing, typical of roofs found in residential applications. <br /> 94. The SSMR shall use a dark color palette, such as factory finish coating brown or charcoal <br /> gray. The finish should be of a matte, non-reflective, surface to avoid glare. <br /> 15. The zinc gray color SSMR is not an appropriate color choice, given the use of lighter color <br /> palettes makes the roof form appear larger and more pronounced. <br /> 16. The rear deck shall be constructed of materials and colors that are compatible with the <br /> residence. <br /> 17. The rear deck shall observe the required rear yard setback. Furthermore, the upper level <br /> deck (at the second floor, based on the rear elevation) shall have a maximum depth of 10 <br /> feet from the rear kitchen/dining room wall. <br /> Enaineerins�: The fo/lowing conditions have been provided to help inform the applicanf of future <br /> condifions associated with the project. The /ist of conditions is preliminary and therefore is <br /> subject to chenge upon submittal of additiona! informafion and/or re�nement of project defails. <br /> 18. Plans submitted for a building permit will require a Plot and Finished grading plan prepared <br /> by a licensed civil engineer, in conformance with Engineering Standard Design Criteria, <br /> Volume II! Part V. <br /> 19. Any damaged right-of-way pavement that is located within the frontage of the project site <br /> shall be repeired in accordance with Redwood City Engineering Standards prior to the <br /> occupancy of the residence. <br />
