The applicant will have to obtain a Construction Permit for afl grading and utllity work, <br /> including the posting of bonds and insurance. <br /> 22. Stormwater detention wili be required to insure the runoff rate past construction does not <br /> exceed the pre-construction run off rate, and therefore remains in compliance with NPDES <br /> standards. <br /> 23. No site work such as g�ading and/or excavation shall take place during the winter months, <br /> un�ess prior approval is obtained from the City. <br /> Fire Department: The fol/owing conditions have been provided to help inform the appllcant of <br /> future condltions associated with the projecf. The list of conditrons is preliminary and fherefore is <br /> subject ta change upon submitta/ of additional information and/or refinement of project details. <br /> 24. An approved auiomatic fire sprinkler system shall be installed in all new Group R, Division 3 <br /> occupancy dwellings and structures. (Ordinance 2242) <br /> 25. In Group R Occupancies, every sleeping room below the fourth floor shall have at least one <br /> operable window or door approved for emergency escape or rescue. (UBC 310.4) <br /> 26. Approved single-statfon smoke detectors shall be installed in dwelling units in accordance <br /> with the Unfform Building Code. (UBC 310.9.1.1) <br /> Prior to Buifdins� Permit Submittal . <br /> 27. The functions of all rooms shall be labeled on the floor plans submitted for a building permit. <br /> Prior to the Issuance of a Buildins� Permit <br /> 28. The applicant shall pay the appropriate school impact fees prior to the issuance of a building <br /> permit. Information regarding this fee may be obtained by contacting the Sequoia Union <br /> High School District at (650) 369-1412, Ext. 2290. <br /> Follow-ua Conditions <br /> 29. The applicant is responsible for neighbor notification by posting the site at least one week <br /> prior to at least the following sife activities: demolition of the existing residence, site grading, <br /> concrete pours or the commencement of other signiflcant construction events such as <br /> occurrences of multiple sub-contractors worlcing on the site at the same time. <br /> 30. Upon selection of a general contractor and prior to the commencement o# any construction <br /> the applicant shall hold a pre-construction meeting with ihe contractor, architect, property <br /> owner, and City staff to discuss methods for mitigation of construction impacts, such as <br /> construction staging, construction deliveries, parking management, etc. <br /> 31. Where an Architectural Permit has not been used within one (1) year from the date of <br /> granting, either by beginning of construction of the improvements or by the initiativn of the <br /> activity which is the subject of the Architectural Permit, said Architectural Permit shall <br /> automatically terminate and be of no further effect. <br />
