The Developer anticipates obtaining a Redwood <br /> City building permit for the first Phase One 14-home building and for Bair Island Road <br /> reconstruction in January of 2011. Weather conditions permitting, construction on Bair Island <br /> Road is anticipated to begin in February of 2011 with the installation of the water line under US <br /> Highway 101 and installation of a temporary construction bypass road. Construction of the first <br /> 14-home Phase One building and associated on-site infrastructure is anticipated to start in <br /> March of 2011 and to be completed in August of 2011. Sales start for the first available homes <br /> is scheduled to start in July of 2011. Completion of the Bair Island Road Phase I is anticipated <br /> in August of 2011. <br /> Additional home starts are anticipated on a six-month stagger based upon a sales rate of <br /> 1.5 homes per month over the Project completion period as shown in the table below. The <br /> projected sequence of construction is illustrated on the One Marina Building Numbering Plan. <br /> No home pricing has been established at this time. <br /> Construction and sales timing projections herein are created by the Developer based <br /> upon the Developer's experience and knowledge of available sales data for similar homes in <br /> similar locations, and are dependent upon wide variety of market forces beyond the Developer's <br /> direct control. Actual dafes for construction starts, sales velocity and other development related <br /> projections may vary significantly from that projected. The projections herein have nof been <br /> evaluated by the City and no assurance is given by fhe City that the projections herein are <br /> accurate. <br /> Affordable Units. The Affordable Housing Component of the approved Development <br /> Agreement requires that 15 of the residential units of the Project be marketed as single family <br /> residential units affordable to buyers of moderate income households.
