9424 <br />Request for Variance <br />Attachment to Request for Variance February 20, 2002 <br />Susan and Edward Wilson <br />454 Barkentine Lane <br />Redwood City, CA 94065 -1126 <br />Project Description: <br />The purpose of this request is to obtain Variance from the currently required <br />20 -foot setback at the rear of the property to a 15 -foot setback. The project <br />consists of the remodeling and expansion (including a second story addition) to <br />the residence at 454 Barkentine Lane. Our plans call for the expansion of part of <br />the structure to an additional 13 feet 10 inches toward the rear fence line. This <br />allows for a setback of 15 feet from the fence line for roughly half of the rear of the <br />structure. while maintaining a 28 foot 10 inch setback for the other half. <br />Explain what special circumstances exist pertaining to this property, <br />including size, shape, topography, location and surroundings: <br />The special circumstance that exists pertaining to the subject property is its <br />location and proximity to Marlin Park The rear property line borders Marlin Park, <br />an open space area This 17 -acre park contains several mature trees in the vicinity <br />of the proposed addition. The surroundings include several trees (one Pine, four <br />Italian Cypress) on the property that lie directly between the proposed addition and <br />the rear fence. These trees within the park and on the subject property will <br />significantly screen the proposed addition from Marlin Park and the neighbors <br />across the park <br />Explain why the granting of the Variance would not constitute a grant of <br />special privilege with respect to properties in the same neighborhood zone: <br />The property is located in Marlin Subdivision No. 2, which previously permitted <br />15 -foot rear yard setbacks thus the granting of the Variance would not grant us a <br />special privilege but would only make us equal to several of our neighbors. <br />Original structures: Several homes within the vicinity of the subject property, <br />such as the homes at 458 Barkentine Lane (our immediate neighbor on the side <br />closer to the proposed extension), 647 Teredo Drive, and 447 Teredo Drive have <br />structures built with a 15 foot setback. <br />Remodeled structures Several other homes on Barkentine Lane and across the <br />
