q. A-25 <br />park on Tiller Lane and Teredo Drive have been granted variances to allow <br />setbacks between 6 and 17 feet. These include: 470 Barkentine Lane (6 feet), four <br />houses away, 482 Barkentine Lane (17 feet), 443 Tiller Lane (12 feet), 615 Teredo <br />Drive (15 feet), 647 Teredo Drive (10 feet), and 651 Teredo Drive (15 feet). <br />Additionally, the home at 442 Tiller Lane is currently being remodeled with a <br />structural setback within 6 feet of Marlin Park's boundary line (side yard). <br />The Redwood Shores Homeowners Association's Architectural Review Board <br />approved our application. And routinely did so for other properties in the past, as <br />seen in the list of remodel addresses noted above. <br />When this subdivision was developed in 1972, Redwood City allowed the <br />developer to have 15 -foot setbacks on the original structures for several of the <br />homes built on Teredo Drive, Spar Drive, Tiller Lane, and Barkentine Lane. It is <br />our understanding that the developer (Peninsula Master Builders) donated the <br />land to Redwood City for Marlin Park and monies to develop it as open space in <br />exchange for the reduced setback <br />Explain how the granting of the Variance would not be contrary to the intent <br />of the Zoning Ordinance: <br />The intent of the zoning ordinance is to provide minimum (comfortable) distances <br />between neighbors, in order to provide adequate light, air, and privacy. Per current <br />zoning. these minimums would result in 40 -foot distances between back -to -back <br />structures Regarding this variance application, owing to the open space between <br />the subject site and our neighbors to the rear, the distance between structures will <br />be 243 feet (clearly this is greatly beyond the 40 -foot distance corresponding to <br />the minimal intent of the ordinance). <br />The property is bordered to the rear by Marlin Park and therefore should not <br />impact the privacy of a neighboring residential property. Trees within the site and <br />within Marlin Park will also help to screen the proposed addition. <br />Accordingly, the proposed addition will not negatively impact light, air or privacy <br />between buildings and will still afford adequate private open space amenities on <br />site <br />The remodeling and addition to the subject residence is within a residential <br />neighborhood where many of the homes were originally setback to 15 feet, and <br />would not be detrimental to the health, safety, or public welfare. <br />
