The Planning Commission and the City <br /> Council may reject a Tentative Map if the only practical lase which can <br /> be made of the property, as proposed to be subdivided, is a use prohibi- <br /> ted by any Ordinance, statute, law, or other valid regulation, or if the <br /> property is deemed to be unhealthful for occupancy by Wealth Authorities <br /> of the City and County, or impossible to drain or sewer satisfactorily. <br /> ST:CTIOIT II. IrPRov iTs AIfl DOIIDS. <br /> 6.1 Standards and. Approval. <br /> 6.11 All improvements hereinafter mentioned shall be not less than <br /> those set forth in the "Standard Subdivision improvement Specifications" <br /> reeoMmended by the Planning Commission and City Engineer and to be <br /> adopted by a resolution of the City Council, copies of which are to be <br /> kept on file in the office of the Planning Con i ssion and the City <br /> En ineer. <br /> 6.12 Improvement work, shall not be commenced until plans and <br /> profiles for such work have been submitted to and approved by the City <br /> Engineer. Such plans may be required before approval, of the final tap. <br /> All such plans and profiles shall bs prepared on tracing cloth in accord-- <br /> asnce with requirements of the City Engineer. <br /> 4.1 The cost of all required improvements shall be borne by the <br /> sub divider, and all required improvements shall be, constructed under the <br /> inspection oto and to approval of, the City Engineer. Cost of inspection <br /> shall be paid monthly by the subdivider. The estimated total cost of <br /> inspection shall be included in the bond for improvements. <br /> 6.114 All underground utilities, sanitary sewer's and stoz'u drains <br /> installed in streets, service roads' alleys or highways shall be construc- <br /> ted prior' to the surfacing of sudh street, service roads,. alleys' or <br /> highways. Connections for all underground utilities and sanitary sewers <br /> shall be laid to such length as will obviate the necessity for disturbing <br /> the street or alley improvements,, when service connections thereto are <br /> made. <br /> 6.2 General Requirements. <br /> 6.21 Streets' and Highways. All streets and highways shall be <br /> graded, rod od and surfaced to widths and grades approved by the City <br /> Engineer, and Planning commission. The subdivider shall improve the <br /> extension of all subdivision streets, highways, or public ways to the <br /> interception paving line of any County road, City Street, or State <br /> Highway. <br /> 6.22 Structures. Structures shall bo installed as deemed neces- <br /> sary by tho City Engineer, for drainage, access and/or public safety. <br /> Such structures to be placed to grades and to be of a design approved <br /> by the City Engineer <br /> 6.23 Curbs and Gutters. Curbs and gutters shall be Installed to <br /> grades and design approved by the City Engineer. <br /> 6.4 Sidewalks. Sidewalks shall be installed to grades, widths <br /> and thickness, approved by the City Engineer provided that exception to <br /> this provision may be granted where topographical conditions make the <br /> installation of sidewalks impractical. <br /> 6.25 Sewers.
