vaL18 3 PAGE194 <br /> unless deemed necessary by the City Engineer. <br /> 4.12 At the time of the filing of the final map with the Plan- <br /> ning Commission, the subdivider shall also file therewith the following: <br /> (a) In the event any dedication is to be made for the public use, <br /> a preliminary title report issued by a Title Insurance Company, in the <br /> name of the owner of the land, issured to or for the benefit and pro- <br /> tection of the City of Redwood City, showing all parties whose consent <br /> is necessary to pass clear title to the land being subdivided, together <br /> with the nature of their interests therein, except where the land em- <br /> braced in such subdivision is ,registered under the Land Registration Act <br /> (2orrons Act) . If the land is registered, a certified copy of the <br /> certificate of title shall be furnished. <br /> (b) The instrument prohibiting traffic over the side lines of a <br /> major highway, paarkway, street or freeway, When and if the same is <br /> required under Seetion 5.16 hereof. <br /> ( c) Sheets and drawings showing traverse closeups and the com- <br /> putation of all distances, angles and courses shown on the final map <br /> and ties to existing and proposed monuments, and adjacent subdivisions. <br /> 4..2 Form of Final rap. <br /> 4..21 The final subdivision map shall be clearly and legibly <br /> drawn upon tracing cloth of good quality, All lines, letters, figures, <br /> Certifications acknowledgements and signatures shell be made in black <br /> India ink. Typewriting or rubber stamps shall not be used. Title shall <br /> refer to most recent subdivision or portion thereof by legal description <br /> if previously recorded. The map shall be so made and shall be in such <br /> condition when filed that good legible blue prints and negatives can be <br /> made therefrom. The size of the sheets of tracing *sloth shall be <br /> eighteen by twenty-six inches (1t3" x 26" ) leaving a margin of two inches <br /> (2' ) at the left edge and one inch (1" ) at the other three edges of the <br /> sheets. The scale of the final map shall not be less than one inch <br /> equals one hundred feet (1" 1001 ) . Scale shall be greater if necessary <br /> for proper delineation. <br /> 4.22 When the final nap consists of more than two sheets, a key <br /> map showing the relation of the sheets shall be placed on sheet one. <br /> Every sheet comprising the mt;;p shall bear the scale, north point, legend, <br /> sheet number, and number of. sheets comprising the map, <br /> L .23 maps filed for the purpose of reverting subdivided land to <br /> acreage shall be conspicuously so designated with the title "The Purpose <br /> of this map is a REVERSION TO ACREAGE". <br /> 4.4. "Record of Survey raps" shall be prepared and recorded in <br /> accordance with requirements of the subdivision rap Act of the State of <br /> California, and any subsequent amendments thereto. <br /> 4..25 The' final map shall chow clearly what stakes, monuments or <br /> other evidences were found on the ground to determine the boundaries of <br /> the subdivision. The adjoining corners of all adjoining subdivisions <br /> shall be identified by lot and block numbers, subdivision name and place <br /> of record, or other proper designation. Wherever the City Engineer has <br /> established a system of oo.ordinates then the survey shall be tied into <br /> such system. <br /> 4..26 sufficient data must be shown to determine readily the bear- <br /> ing and length of every lot line, block line and boundary line. Dimen- <br /> sions of lots shall be given as to net dimensions to the boundaries of <br /> adjoining streets and shall be shown in feet and hundredths of feet. <br /> NO ditto narks shall be used. Lots containing one acre or more shall <br /> show not acreage to nearest hundredths. Bearings and distances of <br /> straight lines and radii and are length and internal angles for all <br /> curves as may be necessary to determine the location of the centers of <br /> curves shall be shown. <br /> 4..27 Whenever the City Engineer has established the center line <br />
