<br /> FOLLOWING CONDITIONS:
<br /> 1. Receipt of copiea of the final subdivision map from b oth Pacific Gas
<br /> and Electric Company and Pacific Telephone and Telegraph Company
<br /> showing their written approval of all public utility easements to
<br /> serve this subdivision. We were advised last week by Pacific Gas
<br /> . and Electric Company representa.tives that the proposed easements
<br /> indicated on the Final Map were not sufficient for installation of
<br /> '� p�blic utility lines, due to the excessive �rading and hi�h embank-
<br /> , ments now existing.

<br /> 2. Final checkin�, correction and approval of complete plans and spec-
<br /> ifications for all improvements within the subdivision and for all � ,,,,,,�
<br /> water mains, pumpin� plant, reservoir and appurtenances outside the
<br /> boundariea of this subdivision, but necessary to serve this sub-
<br /> I division.
<br /> 3. Dedication of all easements necessary for water mains between this
<br /> subdivision and the proposed reservoir in the unincorported terr-
<br /> itory west of the propossd Farm Hill No. 2 Subdivision. Dedication �
<br /> of. the property required for the reservoir side in unincorporated
<br /> territory, includin� necessary access road to serve this installation. ,,,,rp
<br /> 4. Approval of engineer' s estimate for all items of construction to
<br /> determine the amount of requirad performance bond.
<br /> y. Furnishin� preliminary title report, covering all property within
<br /> the subdivision and all e asements and property to be dedicated out-
<br /> side the subdivision boundaries.
<br /> 6. Furnishing statements from both County Auditor and City Auditor as,
<br /> to taxes, assessments , etc.
<br /> 7. Furnish deed in f avor of City, covering Lots A to H, incluaive, and
<br /> Lot 4, Block 1, Farm Hill No. l, these deeds to be recorded simul-
<br /> taneously with recording of Final Map.
<br /> 8. Furnish signed agreement, to be prepared by the City Attorney,
<br /> covering all required improvements to be installed within and out-
<br /> side the subdivision.
<br /> 9. Furnish performance bond to cover all improvements, as set forth in
<br /> • contract agreement.
<br /> 10. Eliminate equestrian easements . �'
<br /> 11. Farm Hill Boulevard, subdivider will furnish bond to install Farm �"
<br /> ' Hill Boulevard connecting to Jefferson; complete street hy June
<br /> � 1, 1956, and sub�ect to deeding a 80' floating right-of-way from
<br /> Farm Hill No. 1 to Jefferson.
<br /> Councilman Stout wanted to know why the lots were bein� deeded to the City. City
<br /> , Engineer Jain explained that �hese were lots of one foot width at the end of streeta to
<br /> ' prevent anyone from buildin� a home on property that later will become a street. By
<br /> deeding the one foot strip the City will have a nonaccess strip.
<br /> Residence living on McGarvey Steet, who were in the audience, asked what guarantee the -
<br /> i City had that Farm Hills Boulevard would be extended to Jefferson Avenue. It was
<br /> I
<br /> ! explained that the City would have a bond from Oddstad Homes guaranteeing the work would
<br /> ' be done. The �Clerk read condition �11 again for the benefit of the audience, which was
<br /> another guarantee that the City had regarding Farm Hills $oulevard.
<br /> Mr. Wells, 2950 McGarvey Street, spoke of the extension of this boulevard over the Davis �
<br /> '� property. He wanted to know if this was included in the Farm Hills Subdivision. It was �
<br /> �' explained that this was not a part of the map, however, it is a condition preceeding the
<br /> i
<br /> I�i recording of the subdivision mp. Mr. Wells thanked the Council for the stand they have
<br /> ' taken in re$ard to Farm Hills Subdivision, and he asked that the Council make a blanket �

<br /> I recommendation to put on the subdivision. The recom.mendations ha made were (1) Obtain ,�
<br /> I deed to the property for right-of-way as soon as possible pro�iding that the engineer
<br /> �� for the subdivider has �ompleted his plans. (2) Plans and estimates of the cost be
<br /> �j presented to the City En�ineer for checking and meeting with Jefferson Avenue. ( 3)

<br /> ,; Guarantee of the completion d ate. (4) Posing bond of performance. They feel that
<br /> these conditiona should b e applied before occupancy takes place.
