Crossroads R/VV is a firm committed to providing quality Right of Way Services to public <br />agencies throughout California. It is our understanding that the Redwood City <br />Redevelopment Agency requires Acquisition Services. Based on our understanding of the <br />scope of services requested by the Redevelopment Agency (Agency), Crossroads RNV <br />has developed a Work Plan implementing the necessary tasks for acquiring interest in real <br />property. This Work Plan is identified in the Project Strategy and Team section of this <br />proposal. <br /> <br />Crossroads RAN has prepared a proposal and fee estimate to provide the following <br />services: <br /> <br />Internal Project Management to assure close coordination with the Agency's <br />Project Manager. <br /> <br />Acquisition Services to acquire the interest in real property which includes; <br />review of appraisal reports, preparation of required documents, and <br />negotiations with property owners. <br /> <br />All services to be provided by Crossroads will be in compliance with <br />applicable State and Federal Regulations and the Agency's procedures. <br /> <br />Both the State and Federal Government have regulations in place to govern the treatment <br />of those who are having their properties acquired as a result of a public project and the <br />eminent domain process. The regulations that govern these rights and entitlements are <br />numerous and detailed. Crossroads RAN has made a commitment to continually study the <br />regulations to insure that they are implemented properly in every project. Our goal will be <br />to act as a consulting resource for the Agency's Project Manager. <br /> <br /> <br />
