PROJECT TEAM <br /> <br />Our overall goal is to provide a well-managed and organized effort to acquire the necessary <br />interests in real property. Such a task will require a firm that is knowledgeable in all facets <br />of acquisition and negotiations. We propose that Crossroads R/VV act as internal Project <br />Manager and Coordinator. Crossroads has over 25 years of combined right of way <br />experience and has acted as project manager on similar projects. Crossroads will use this <br />experience to coordinate the disciplines required for each task and to ensure that the <br />project time table is maintained. <br /> <br />Acquisition Services: Successful negotiations to acquire the easements will require a <br />complete understanding of the appraisal reports, the project and the Agency's acquisition <br />policies and procedures. Crossroads R/VV will be responsible to present Offers to <br />Purchase to the property owners and coordinate the acquisition with the Agency's Project <br />Manager and the title company. <br /> <br />Mr. Joe Magdaleno of Crossroads R/W will provide internal Project Management <br />Services. In addition, Mr. Magdaleno will be also act as the primary Acquisition Agent. <br /> <br />Ms. Karen Eddleman of Crossroads R/W will provide support staff and will also provide <br />acquisition services. <br /> <br />PROJECT WORK PLAN <br /> <br />Prior to the commencement of any phase of the project it is recommended <br />that Crossroads meet and discuss policies and procedures with all team <br />members and Agency staff. The purpose of this meeting will be to establish <br />lines of communication, discuss and establish acquisition procedures and <br />roles of responsibilities. <br /> <br />Crossroads R/VV will deliver to the Agency's Project Manager all right of way <br />documents for acquisition services for the Agency's review and approval. <br /> <br />Immediately upon the Agency's Project Manager's receipt of the appraisal <br />reports, a copy should be turned over to Crossroads for review and <br />familiarization. This procedure will allow for immediate commencement of <br />negotiations upon approval of the appraisal report. <br /> <br />Upon authorization to proceed by the Agency, Crossroads will commence <br />contacting property owners to present offers to purchase. <br /> <br />· Continue to negotiate with property owners until a settlement is reached. <br /> <br /> <br />
