EXHIBIT A <br /> 11,0 APPROACH <br /> EXHIBIT A - SCOPE OF WORK <br /> BKF <br /> Downtown Redwood City Tentative Map <br /> PROJECT UNDERSTANDING <br /> Our understanding of the services requested by the City of Redwood City is based on the <br /> Request for Proposal received at our meeting on April 21, 2011 with Peter Vorametsanti <br /> and Dan Zack with the City of Redwood City, and Dave Lavelle and Roland Haga with <br /> BKF Engineers. This meeting outlined the first phase of work associated with preparing a <br /> Tentative Map for planning purposes of creating new parcels in the City of Redwood City <br /> Downtown Redevelopment Area. The downtown project is the area bounded by Jefferson <br /> Avenue, Middlefield Road/Theater Road, Winslow Street and the Caltrain right -of -way. <br /> BKF will prepare a Tentative Map, which will show the proposed creation of new parcels <br /> for the future 200,000 s.f. commercial office space, and a potential site for a future hotel <br /> site, as well as identifying the proposed new right -of -way for Middlefield Road/Theater <br /> Road, the roundabout, and Winslow Street. In accordance with this request, our proposal <br /> includes surveying services associated with preparing a base topographic map with record <br /> boundary information for the basis of the Tentative Map. This Tentative Map will show <br /> • the proposed creation of new parcels and rights -of -way, and will also serve as a valuable <br /> tool for the City's efforts in planning this area, as well as assisting in defining the future <br /> next phase, which would include the final map preparation and recordation to create the <br /> actual parcels. <br /> SCOPE OF SERVICE <br /> Task 1. Surveying Services <br /> Task Ia. Aerial Topographic Mapping & Control: <br /> BKF will prepare a topographic survey for the project area based on the City datum and <br /> coordinate system used for other areas in downtown Redwood City. We will provide an <br /> aerial survey, which will be sufficient to provide a background for the Tentative Map. <br /> However, this would need to be updated with supplemental information for any future <br /> • preparation of Construction Documents. This background will aid in establishing the <br /> limits of jurisdictional areas and proposed preliminary improvements. By establishing <br /> these limits, we will be able to better document the entitlement processing, environmental <br /> studies and any future work for designing future improvement plans for construction. <br /> • BKF will set five flight crosses for aerial survey and photogrammetric work. The <br /> scale will be 1»--_ <br /> 40 with one -foot contour intervals. Spot elevations will be shown <br /> throughout the project site. <br /> • The aerial will show the locations of manmade structures such as curb and gutter, <br /> buildings, visible utilities as well as landscaped areas. <br /> • A color rectified aerial photo will be provided as background. <br /> Task 1b. Record Boundary: <br /> BKF will provide a "record" boundary based on a current Preliminary Title Report <br /> provided by the client. Easements that appear in the Preliminary Title Report will also be <br /> shown if they are relevant. This is not a boundary survey.
