The "record" boundary will <br /> only be approximate for this phase of the project. <br /> Task lc. Supplemental Topographic Survey and Temporary Benchmarks: <br /> Supplemental field survey work associated with our proposed services will be limited to <br /> dipping manholes and establishing temporary benchmarks. Additional field work can be <br /> performed on a "Time and Material" basis. The BKF survey department will dip manholes <br /> for the Engineering Department. The accuracy will be to 0.1' when possible. <br /> Task 2. Tentative Parcel Man Preparation <br /> Task 2a. Data Research and Plotting Existing: <br /> BKF will research the City of Redwood City records and other information available as to <br /> the Iocation of existing utilities and other improvement plan features and pertinent site <br /> features. These will be plotted into the base drawing map of the Project Tentative Parcel <br /> Map. These existing utilities can then be taken into account in the development plan for <br /> the area. <br /> Task 2b. Prepare Tentative Parcel Map <br /> BKF will prepare a Tentative Parcel Map associated with the creation of three (3) parcels <br /> including the commercial office site, hotel site and another potential site adjacent to <br /> Theater Road and Hamilton Street, as well as the associated public street right -of -way and <br /> future roundabout at the intersection of Theater Road/ Winslow Street and Hamilton <br /> Street. <br /> Task 2c. Preliminary Grading and Utility Plan: <br /> BKF will prepare schematic level grading and utility plans, as required by the City of <br /> Redwood City as part of the Tentative Map application requirements including grading <br /> and modifications to the street right -of -way and modifications to utilities to facilitate the • <br /> proposed parcel layout. BKF will show and document existing utilities to remain, and <br /> their impact to the proposed parcel areas of the tentative map. In addition, BKF will <br /> provide civil engineering consultation with the City regarding review and revisions <br /> associated with the Tentative Parcel Map. We have assumed that any applications or <br /> processing of the tentative parcel will be handled by the City Planning Staff. <br /> Task 2d. Automobile/Fire Truck Turning Movement Study: <br /> BKF will perform an auto turn study associated with automobile and fire truck turning <br /> movements through the affected street intersections associated with the project area, and <br /> specifically the proposed roundabout area. BKF will prepare an exhibit of this auto turn <br /> study and submit to the City Staff review.
