7.A. - Page 72 <br /> 2. Residential Use- Specific Re�ulations. <br /> a. Freewav Separation. No new residential units shall be permitted within <br /> 500 feet of the outermost lane of a freeway. <br /> i. Exception to the residential location reauirement. The <br /> responsible review authoritv mav approve an exception to the <br /> residential location reauirement, subiect to the issuance of a <br /> conditional use permit, and subiect to the followin�: <br /> (1) Screenin� analvsis. The proiect applicant shall conduct a <br /> screenin� analvsis to indicate whether new receptors will <br /> be exposed to roadwav Toxic Ai r Conta m i na nt (TAC) <br /> emissions at concentrations exceeding the threshold of <br /> si�nificance as determined and periodicallv updated bv the <br /> Bav Area Air Qualitv Mana�ement District (BAAQMD). The <br /> screenin� analvsis shall be submitted to Redwood Citv <br /> Communitv Development Services for review. If the <br /> results of the screenin� analvsis indicate thresholds of <br /> si�nificance would be exceeded bv the proiect, a <br /> auantitative health risk assessment shall be reauired to <br /> identifv exposure levels to TACs below those <br /> recommended by the BAAQMD. <br /> (2) Findin�s. The responsible review authoritv. in approvin� <br /> an exception to the residential location reauirement, must <br /> make findin�s that anv such proiect includes measures to <br /> miti�ate air aualitv impacts associated with TACs to a less- <br /> than-significant level. <br /> b. Residential Noise Notice. Residents of new residential or mixed-use <br /> development proiects in the Mixed Use Corridor Zonin� Sub-Districts. <br /> whether owners or tenants, shall be notified in writin� before takin� up <br /> residence that thev will be livin� in an urban-tvpe environment and that <br /> the noise levels mav be hi�her than a strictiv residential area. <br /> The covenants� conditions, and restrictions of a residential or mixed-use <br /> roiect shall reauire that prospective residents acknowled�e the receipt <br /> of the written noise notification. Si�natures shall confirm receipt and <br /> understanding of this information. <br /> 3. Mixed Use Development - Specific Re�ulations. Mixed use that is verticallv <br /> inte�rated into one buildin� or horizontallv inte�rated on the same site shall <br /> complv with the development standards listed in Tables 53-2 and 53-3 as thev <br /> pertain to Mixed Use� in addition to the standards below. <br />
