The following uses and activities shall not be <br /> ermitted within anv mixed-use development: <br /> 1) Vehicle maintenance or repair (e.�., bodv or mechanical <br /> work, includin� boats and recreational vehicles), vehicle <br /> detailin� and paintin�, upholsterv, or anv similar use <br /> 2) Stora�e of flammable liauids or hazardous materials <br /> bevond that normallv associated with a residential use <br /> 3) Manufacturin� or industrial activities, includin� but not <br /> limited to weldin�, machinin�, or anv open flame work <br /> 4) Anv other activitv or use, as determined bv the responsible <br /> review authoritv to not be compatible with residential <br /> activities and/or to have the possibilitv of affectin� the <br /> health or safety of live/work unit residents due to the <br /> otential for the use to create dust. �lare, heat, noise. <br /> noxious gases, odor, smoke, traffic, vibration or other <br /> impacts� or would be hazardous because of materials� <br /> processes, products, or wastes. <br /> � . <br /> ii. Chan�es in use. After approval, a mixed-use buildin� shall not be <br /> converted to entirelv residential use. <br /> b. Entrances. When nonresidential and residential uses are located in the <br /> same buildin�, separate pedestrian entrances shall be provided for each <br /> use. The entrances for nonresidential uses shall be designed to be <br /> visuallv distinct from the entrances for residential uses. <br />
