The owner or mana�er of anv buildin� <br /> . e , <br /> containin� live/work units shall provide written notice to all <br /> occupants and users that the surroundin� area mav be subiect to <br /> levels of noise, dust, fumes, or other effects associated with <br /> commercial and industrial uses at higher levels than would be <br /> expected in strictiv residential areas. State and Federal health <br /> re�ulations notwithstandin�, noise and other standards shall be <br /> those applicable to commercial or industrial properties in the <br /> applicable zone. <br /> v. Non-resident emplovees. Up to two persons who do not reside in <br /> the live/work unit mav work in the unit unless this emplovment is <br /> rohibited or limited bv the conditional use permit. Automobile Service Uses. <br /> a. Automobile Service Use Restrictions. Vehicle repair shall be permitted <br /> onlv as an accessorv use to automobile retail sales uses. All vehicle repair. <br /> restoration, and stora�e areas and operations shall occur within an <br /> enclosed buildin�. Used or dama�ed eauipment removed from vehicles <br /> durin� the repair process shall be stored indoors or shall be deposited in <br /> an approved covered outdoor collection receptacle for appropriate off- <br /> site disposal. Outdoor stora�e and work areas are prohibited. <br /> b. Automobile Service Bav Screenin� and location. Service bavs for vehicle <br /> repair, restoration, and stora�e shall be screened from direct view from a <br /> ublic ri�ht-of-wav and private properties. If service bavs face a street. <br /> the service bavs shall be situated parallel to a secondarv street or allev. <br /> c. Automobile Rental Screenin�. Anv outdoor area used for the stora�e of <br /> vehicles for rent that is visible from a public street shall be limited to not <br /> more than two times the area of all primarv buildin�s on the lot.
