7.A. - Page 85 <br /> B. Sidewalk. Setback, and landscaain� Re�ulations Aaalicable to all Sub-Districts <br /> 1. Architectural Features Proiections into Setbacks. Lobbies, porches, stooas. and <br /> other attractivelv desi�ned, entrv-related architectural features mav extend up <br /> to ei�ht feet into the front setback area. Fullv subterranean parkin� structures <br /> mav extend into front setbacks up to street-frontin� propertv lines, provided the <br /> arkin� structures are desi�ned to accommodate surface porches, planters. <br /> and/or other complementarv architectural features. Upper-floor balconies mav <br /> extend up to two feet into the setback area; up to three feet mav be considered <br /> dependin� on desi�n and responsible review authoritv approval. In no case shall <br /> an architectural feature encroach into a public ri�ht-of-wav. <br /> 2. Setback Exception for Non-Residential Portions of Residential Developments. <br /> Residential developments where non-residential uses (defined here as accessorv <br /> uses to a residential development, such as a leasin� office or common areas, but <br /> not includin� parkin�) are located adiacent to the front setback, the minimum <br /> front setback reauirement reauired for residential uses indicated in Table 53-2 <br /> shall not applv: the minimum front setback reauirement shall conform to the <br /> requirement for Commercial/Vertical Mixed Use indicated in Table 53-2. <br /> 3. Sidewalk Reauired. All proiects shall incorporate publiclv accessible sidewalks <br /> along all streets. Sidewalk width shall be as shown in Table 53-2 of Section 53.5. <br /> a. Minimum sidewalk width — measurement. Minimum sidewalk width <br /> shall be measured alon� the horizontal plane representin� the shortest <br /> distance between the two edges of the surface area available and <br /> retained for pedestrian access. Sidewalk measurement is not related to <br /> face of curb, propertv line, or anv other dimension. Exceptions to <br /> minimum sidewalk width for encroachments such as outdoor dinin�. <br /> street trees, and street furniture shall applv as outlined in this Section <br /> 53.5. <br /> b. Minimum sidewalk width for secondarv streets. Minimum sidewalk <br /> width for secondary streets� as defined in Table 53-2� shall achieve <br /> consistencv with existin� sidewalk conditions while enhancin� the <br /> pedestrian environment. Reauirements for minimum sidewalk widths on <br /> � . <br /> secondarv streets shall be determined bv the responsible review <br /> authoritv on a case bv case basis. <br /> c. Street Trees Reauired. Street trees are reauired alon� public streets. <br /> Street trees shall be spaced not more than 40 feet apart, and mav not be <br /> spaced less than 20 feet apart, unless species selection warrants a <br /> different spacin� or plantin� location. Trees shall be located awav from <br /> rimarv entrances. Generallv. trees should be spaced no more than three <br /> feet from the face of the curb in order to provide shade to both the <br />
