Exact tree locations shall be at the discretion of the responsible <br /> review authoritv. <br /> d. Street Tree Sidewalk Encroachment. Street trees mav be located within <br /> the reauired sidewalk area, provided that at least ei�ht feet in width of <br /> sidewalk area is available, clear, and unimpeded for pedestrian traffic. <br /> e. Outdoor Dinin� Encroachment. Chairs and tables for outdoor dinin� and <br /> carts for merchant displav mav be permitted in the public ri�ht-of-wav <br /> i.e. in sidewalk areas), provided that the use maintains a minimum six- <br /> foot wide unobstructed portion of sidewalk corridor adiacent to the <br /> buildin� which is clear and unimpeded for pedestrian traffic, and the use <br /> keeps the full width of the buildin� entrance clear and unimpeded for <br /> buildin� access. On secondarv streets (i.e. streets other <br /> than that for which the Sub-District is namedl, a landscaped parkwav located <br /> between the sidewalk and the street mav be reauired. If an existin� parkwav on <br /> the secondarv street adiacent to the propertv exists, a parkwav shall be reauired <br /> and the width of the parkwav shall be consistent with existin� parkwav widths <br /> alon� that secondarv street. If an existin� parkwav on the secondarv street does <br /> not exist, the reauirement for and/or width of the landscaped parkwav shall be <br /> determined bv the responsible review partv on a case bv case basis. A reauired <br /> arkwav shall be provided in addition to anv reauired sidewalk width on <br /> secondarv streets. <br /> 5. Landscapin�. Landscapin� shall be provided to enhance the appearance of <br /> development proiects, provide pedestrian comfort, create shaded areas, reduce <br /> heat and �lare, conserve water, screen potentiallv incompatible land uses and <br /> facilities. and improveairandwateraualitv. <br /> a. Landscape Plans. A landscape plan shall be submitted as part of the <br /> development application. <br /> i. Desi�n lavout. The landscape plan shall exhibit a desi�n lavout <br /> that demonstrates the desired landscapin� pro�ram in terms of <br /> function, location, size/scale, theme, and similar attributes. <br />
