Landscaped Setback of Parkin�. Surface and structured parkin� areas <br /> shall be set back from adiacent buildin�s and streets, and shall be <br /> landscaped in accordance with Section 30.17 (Improvements for Parkin� <br /> ■ e ■ <br /> and Loadin� Facilities). In addition: <br /> i. From streets. Where surface parkin� is located between a <br /> buildin� and a street, a landscaped setback at least two feet wide <br /> must be provided between the parkin� area and the adiacent <br /> ri�ht-of-wav. The landscapin� shall be planted and maintained in a <br /> manner that provides thorou�h screenin� of the parkin� use from <br /> the public ri�ht-of-wav. <br /> ii. From on-site buildin�s. Surface and structured parkin� areas must <br /> be separated from on-site buildin�s bv a minimum distance of six <br /> feet, which mav be occupied bv landscapin� or reauired <br /> wa I kwavs. <br /> 3. Drivewav Freauencv and Curb Cuts. Parkin�, loadin�, and service areas shall be <br /> accessed from allevs and/or side streets, wherever feasible. Feasibilitv shall be <br /> determined bv the responsible review authoritv. Curb cuts shall be minimized <br /> and located in the location least likelv to impede pedestrian circulation. Curb <br /> cuts shall be located at least 15 feet from an intersection curb return or <br /> edestrian crosswalk.
