Development standards are within the maximum parameters for height and <br /> density/intensity provided by the General Plan. The MUC Zoning Amendment includes an intent and <br /> purpose for each sub-district. The stated intents and purposes are consistent with the goals and policies, <br /> as follows: <br /> ■ Mixed Use Corridor - EI Camino Real (MUC-ECR). General Plan Goal BE-12 states: Transform <br /> the EI Camino Real Corridor into a "Grand Boulevard" that supports walking, transit, bicycling, <br /> and economic development. The purpose for the MUC-ECR zoning sub-district in the MUC <br /> Zoning Amendment is consistent with this goal. The Purpose, as provided in the MUC Zoning <br /> Amendment for this sub-district reads: Redwood City is committed to the revitalization of EI <br /> Camino Real as a grand, multimodal, and attractive boulevard. The MUC-ECR sub-district <br /> represents a continuation of the Grand Boulevard Initiative vision and the Downtown Precise Plan <br /> desig n goals. <br /> o Transform EI Camino Real into a remarkable, walkable, and exciting corridor, home to a <br /> variety of residential and nonresidential uses. <br /> o Facilitate a pedestrian-scaled environment with buildings that emphasize active and <br /> street-oriented frontages, well-scaled and designed buildings, and engaging outdoor <br /> spaces. <br /> o Allow for higher-intensity residential, commercial, and mixed-use buildings to provide the <br /> appropriate height relative to the width of the street. <br /> o Provide increased opportunities in Redwood City for residents to live near goods, <br /> services, transit, and entertainment. <br /> o Ensure that consideration and proper transition is provided to adjacent lower- <br /> density/intensity residential uses. <br /> o Encourage additional pedestrian and transit amenities along EI Camino Real and the <br /> development of a consistent street front, with ample public right-of-way to facilitate <br /> pedestrian environment. <br /> ■ Mixed Use Corridor - Veterans Boulevard (MUC-VB). General Plan Goal BE-15 states: Make <br /> Veterans Boulevard an attractive gateway into Redwood City, with uses and a streetscape that <br /> welcome visitors from the region. The purpose for the MUC-VB zoning sub-district in the MUC <br /> Zoning Amendment is consistent with this goal. The Purpose, as provided in the MUC Zoning <br /> Amendment for this sub-district reads: Veterans Boulevard provides a primary entrance gateway <br /> into Redwood City from U.S. 101 and neighboring jurisdictions.
