3.0 EnvironmE7.A. - Page 136 <br /> o Facilitate circulation interconnectedness and maximize walkability within sites and <br /> between adjacent developments, including connections across Veterans Boulevard to <br /> link the bayfront of Redwood City with Downtown. <br /> o Ensure that consideration and proper transition is provided to adjacent lower- <br /> density/intensity residential uses. <br /> o Encourage the implementation of street patterns of a similar scale to adjoining historic <br /> areas. <br /> ■ Mixed Use Corridor - Redwood Creek (MUC-RC). General Plan Policy BE-17.4 states: Facilitate <br /> a new Redwood Creek/Harbor Center that embraces Redwood Creek and the Bay, fostering an <br /> exciting waterfront destination and neighborhood with a mix of uses. The purpose for the MUC- <br /> RC zoning sub-district in the MUC Zoning Amendment is consistent with this goal. The Purpose, <br /> as provided in the MUC Zoning Amendment for this sub-district reads: Redwood Creek is a <br /> significant visual and environmental resource that flows through the city. The purposes of the <br /> MUC-RC sub-district are to: <br /> o Reorient development towards Redwood Creek to feature this natural amenity while also <br /> providing for active and engaging street frontage along Main Street, Walnut Street, and <br /> Veterans Boulevard. <br /> o Encourage development that fosters a linkage between Downtown and the bayfront area <br /> via Redwood Creek. <br /> o Provide opportunities for residential and nonresidential uses in close proximity to transit, <br /> the San Francisco Bay, and Redwood Creek. <br /> o Facilitate public access to Redwood Creek, and foster active and engaging open spaces. <br /> ■ Mixed Use Corridor - Streetcar Broadway (MUC-SB) and Mixed Use Corridor - Gateway <br /> Broadway (MUC-GB). General Plan Policy BE-16 states: Re - create Broadway as a <br /> multi - modal Corridor that links Downtown to properties across Woodside Road. Policy BE-16.2 <br /> states: Pursue new land use approaches along the different segments of the Broadway Corridor <br /> consistent with the Land Use Map. These land use approaches are designed to encourage <br /> development at an intensity and pattern that supports a street car transit system. The purposes <br /> for the MUC-SB and MUC-GB zoning sub-districts in the MUC Zoning Amendment are consistent <br /> with this goal. The purposes of the MUC-SB sub-district are to: <br /> o Continue the vibrancy of Broadway heading toward Woodside Road outside of the <br /> Downtown Precise Plan area. <br /> o Connect the major employment districts of Downtown and South Broadway and enhance <br /> mobility for pedestrians, transit riders, bicyclists, and drivers. <br /> o Provide opportunities for residential, commercial, and mixed-use development at <br /> intensities that could support a potential streetcar line. <br /> o Facilitate the transition of the corridor from an auto-oriented commercial strip to a <br /> comprehensive multiuse corridor complementary to Downtown. <br /> o Ensure that new construction is respectful of existing historic structures in terms of scale, <br /> design, and transition. <br /> The purposes of the MUC-GB sub-district are to: <br /> o Facilitate a positive impression and identifiable gateway to Redwood City through the use <br /> of signature architecture, inviting public plazas, and development that supports a <br /> walkable environment. <br /> o Provide opportunities for destination uses in concert with residential uses. <br /> o Foster comprehensive development plans that accommodate the pedestrian on large- <br /> scale sites and encourage an appropriately scaled street grid. <br /> The purpose and intent for each sub-district directly correlates to General Plan goals and/or policies.
