�'�. i- i�' <br /> Market Conditions - <br /> There are approximately 28,921 housing units in Redwood City. The number of studio . <br /> and one and two bedroom units outnumber three bedroom and larger units. Rents have ' <br /> increased 40% since 1990. Consequently, large family households, including multiple <br /> small families living together, are occupying smaller units in order to 1) obtain housing, <br /> and 2) to afford housing. <br /> Affordable Housing Neec�s <br /> There are approximately 7,088 renter households in Redwood City, of which 43% are• <br /> low-income households. The 2000 Census reported that 63% of all renter households <br /> and 52% of owner occupied households are cost burdened and paid more than 30% of <br /> their income for housing. <br /> Homeless Needs <br /> There are 126 shelter beds locate� in Redwood City. In order to increase shelter <br /> capacity, the City also contracts with shelter providers in Menlo Park (Inn Vision) and <br /> South San Francisco (Safe Harbor Shelter). Shelter types include emergency services, <br /> which provide temporary service up to 28 days, and transitional services which are long <br /> term and provide assistance from up to 60 days or longer. Of the total clientele, a� <br /> estimated 47% are Redwood City residents. The profile of the homeless population is <br /> 38% white, 9% Black, 52% Hispanic, 1% Asian or Pacific Islander and 0% American <br /> Indian or Alaskan Native. <br /> The County's Shelter Plus Care Prograin provides long term rental assistance and <br /> supportive services to approximately 76 Redwood City residents. The City also <br /> provides direct funding to non-profit organizations serving homeless families, homeless <br /> indiv;duals, including persons who are senior citizens, homeless youth and homeles� <br /> persons who have mental disabilities. Additional assistance is provided to special needs <br /> populations residing in group housing. <br /> Public and Assisted Fiousing <br /> There are no public housing units located in Redwood City. The San Mateo County <br /> Housing Authority administers the Section 8 Program that provides housing subsidies to <br /> very low-income households. The Housing Authority is currently updating its waiting lis4 <br /> and could not cite the number of people on the list nor how many of them are Redwood <br /> City residents. <br /> Redwood City's affordable as�isted housing units have increased from 439 in 1995 to <br /> 538 units in 2005 of which 480 are rental units. Approximately 60% of assisted housing <br /> inventory is family housing. Of the total assisted rental units, 217 are elderly and 164 <br /> are family units and 58 additional units are ownership units.
