The site is currently occupied by vacant office <br /> space and could be developed into one of two potential projects. The two potential project alternatives that are <br /> being considered for the site include the following: <br /> Alternative 1 -- Constnlct an 80,000 square-foot (s.f.) office building. <br /> , <br /> Alternative 2 - Construct a 100 unit residential development (condominiums or townhomes). <br /> The purpose of the feasibility traffic study is to identifY any potentially significant project impacts that could <br /> either result in substantial mitigation costs or necessitate the preparation of an Enviromnental Impact Report <br /> (EIR). However, the feasibility study will not constitute an ofticial Transportation Impact Analysis (TlA) for <br /> the project and may not satisfy the requirements of the City of Redwood City. <br /> Scope of Study <br /> This ttmsibility study summarizes whether any of the potential project alternatives would result in traffic <br /> impacts. Project impacts were evaluated following the standards and methodologies set forth by the City of <br /> Redwood City.
