The City's Housing Element and ABAG requirements indicate that <br /> Redwood City has a crucial need for more housing. <br /> 2. The project site at 333 Main Street, although not located within the <br /> downtown core, is located proximate to downtown. The site is also not <br /> located adjacent to any heavy industrial uses, and thus residential land <br /> use can more readily be introduced into this commercial office <br /> neighborhood than it could in other parts non-residential parts of town <br /> where heavy industrial impacts are a factor. <br /> 3. Although this stand-along development is not immediately linked to any <br /> proximate housing uses, future redevelopment of some of the properties in <br /> the area between Veterans Boulevard and US 101 could happen within a <br /> 20 year planning horizon and thus eventually result in a mixed use <br /> neighborhood. <br /> 4. Initiation of General Plan and Zoning Map Amendments for the proposed <br /> site could be contingent upon an expanded area with developer funding <br /> utilized to generate a comprehensive plan to ensure ultimate compatibility <br /> of this project with future potential redevelopment proposals. <br /> ..-" <br />
