Attachment 1. <br /> Recommendation <br /> Approve the General Plan Amendment, Zoning Map Amendments and EI Camino Real/ <br /> Vera Avenue Site Precise Plan by taking the following actions as recommended by the <br /> Planning Commission to approve the project and subject to the Redevelopment Agency <br /> Board's approval of the Disposition and Development Agreements (DDAs) with First <br /> Community Housing and Peninsula Habitat for Humanity': <br /> 1. Adopt a Resolution amending the General Plan land use designation of 1540 EI <br /> Camino Real from "Commercial/Office" to "Mixed Use" (Commercial and <br /> Residential). Attachment 2 <br /> 2. Introduce an Ordinance approving the EI Camino Real/ Vera Avenue Site Precise <br /> Plan as revised by the Planning Commission. Attachment 3 <br /> 3. Find that the rezoning of the parcels from "CG" General Commercial (1540 EI <br /> Camino Real) and "R-4 - Multi-Family Medium Density Residential (124 -136 Lincoln <br /> Avenue) to "P" (Planned Community) District are both in the public interest and <br /> introduce an Ordinance for said rezoning. Attachment 4 <br /> Background <br /> 1540 EI Camino Real- First Community Housing proposes to develop a vacant 0.62-acre <br /> site with a 58-unit residential development in four-stories over a two level (below grade and <br /> at grade) garage containing 112 parking stalls. The development will also contain 1,215 <br /> gross square feet (GSF) of ground floor retail at the corner of EI Camino Real and Vera <br /> Street. In addition, the residents will have access to a ground floor gym (554 GSF), <br /> community room (785 GSF), lobby (1,382 GSF), office (247 GSF) and podium level <br /> common open space area (9,546 GSF). Right of way improvements include an expanded <br /> 10-foot wide EI Camino Real sidewalk. <br /> 124-136 Lincoln Street- Peninsula Habitat for Humanity proposes to develop a vacant <br /> 0.30-acre site with eight townhouse units (one single-story, handicap accessible unit and <br /> seven, three-story units) with decks, small yards, roughly 920 square feet of common open <br /> ' The DDAs will come before the Redevelopment Agency Board for review and consideration in January <br /> 2005. <br /> 1 <br />
