Attachment 8 -
.

, Santa Clara County ibusing Acon Coafiti'on
The Santa Clara County Housing Actlon Coalition is comprised of a broad range ol organizations and individuals who have,
as a common goal, the vision ol affordable, well-constructed and appropriately located housing
October 14, 2004
Honorable Mayor, City Council members and Planning Commissioners
City of Redwood City -
Post Off'ice Box 391
Redwood City, CA 94063-0391
To the Honorable Mayor, City Council members and Planning Commissioners:
On behalf of the Santa Clara County Housing Action Coalition we aze writing to express our
support for the Villa Montgomery development proposal at El Camino Rea1 between Vera
Avenue and Lincoln Avenue by First Community Housing.
By way of reference, the Housing Action Coalition includes more than 100 organizations and
individuals. Its goal is the production of well-built, appropriately-located homes that are
affordable to families and workers in Silicon Valley. Organizations participating in the HAC
include the Silicon Valley Manufacturing Group, the Home Builders Association, Greenbelt
Alliance, the Sierra Club, the League of Women Voters, numerous local governments, several
chambers of commerce, Santa Clara County Association of Realtors, Tri-County Apartment
Association, and the Affordable Housing Network.
Villa Montgomery would provide 58 affordable rental homes for families making 20-50% of the
area median income. These deep affordability levels make it possible to provide much-needed
homes to valuable members of the community such as schoolteachers and child caze workers.
Since First Community Housing is targeting such deep affordability levels, the project becomes
expensive to develop and the subsidies required aze higher. The benefits to the community, in our
view, justify the significant subsidies that will be necessary to fund the project. First
Community's commitment in the Villa Montgomery project to provide a green building that is
appropriately located neaz existing bus routes, a Caltrain Station, and Downtown for needy
families makes it an exemplar of responsible development that will benet the entire community.
Thank you for your consideration of our comments. We appreciate staff's support of the Villa
Montgomery project by First Community Housing and look forward to the Council's approval.
The Council's approval will be an example for other cities of the type of financial commitment
that can and should be done by those who aze seriously committed to making housing "truly
affordable."
Sincerely, - '?

, I
 `' 3
  L r, u
- . .. . r, '' j"+
Lee Wieder , «
HousingAction Coalition Co-Chair ,' ".
Access Partners
cc: Geoff Morgan
Maureen Riordan
Housin Action Coalition, c% SVMG, 224 Airport Parkway, Suite 620, San Jose, CA. 95110
