The report sha.11 be submitted to and approved by the City <br /> �° of Redwood City Building Department prior to the issuance of any building peimit(s) for hotel <br /> construction. <br /> 3.a. The City of Redwood City shall submit a set of final building plans for each construcdon phase <br /> of the project to ALUC staff and to the County Airport Manager for staff level review of <br /> architectural and design elements to ensure the safe passage of aircraft in flight in the vicinity of <br /> the project site. Such elements include but are not limited to reflective glass, site lighting, <br /> building lighting, size, type, aad location of communication equipment, size and locafion of <br /> HVAC exhaust vents, flag poles, and water features that may aitract birds. The ALUC staff and <br /> County Airport Manager review comments and/or suggested revisions shall be incorporated <br /> into the final building plans, if aecessary, prior to the city issuing a building pemut(s) for each <br /> construction phase. <br /> 3.b. The teact in the Precise Plan should be amended to include the following language to address <br /> , airport-related safety concems: <br /> "The project design and development shall comply with all relevant FAA standards and <br /> criteria for aviation safety, regarding flashing lights, reflective material, uses wtrich may <br /> attract lazge concentrations of birds, HVAC exhaust vents, and uses which may generate <br /> electrical or electronic interference with aircraft communications and/or aircraft <br /> instrumentation." <br /> - 4. Amend the draft Precise Plan to include the following text to address compliance with the <br /> airport/land use compatibility criteria for San Carlos Airport: <br /> "Government Code Section 653023 requires that a local general plan and/or specific <br /> plan be consistent with the applicable airport/land use compatibility criteria in the <br /> relevant adopted airport land use plaa. The goals, development standards and urban <br /> design guidelines, and plan implementation provisions contained ia this Precise Plan are <br /> consistent with the relevant airporVland use compatibility criteria contained in the 1996 <br /> San Mateo Counri Comnrehensive Airport Land Use Plan, as amended, for San Carlos <br /> Aii'port." <br /> 5. Amend the draft Precise Plan to address state-mandated real estate disclosure, as follows: <br /> "All property for sale in the Marina Shores Village development is subject to the <br /> real estate disclosure notice requirement(s) of Chapter 496, Statutes of 2002 State of <br /> Califomia." <br /> Based on the Boazd's action, the CCAG Board requests that the Redwood City Council include <br /> these conditions, as part of its review and final approval action on all of the city eatitlemenis related <br /> to the proposed Marina Shores Village project. <br /> If approved by the City of Redwood City, this project will be the largest and tallest development to be <br /> built in the environs of San Cazlos Airport in many years.
