�� A-5 <br /> ,�, The City's preferred design includes traffic "roundabouts' at <br /> BlomquisYs intersections at both Maple Street and Bair Island Road. <br /> The Precise Plan requires that the applicant provide a substantial <br /> share of the funding for the e�ension prior to occupancy of 500 units in <br /> the project when needed. The City has already collected approximately <br /> $5 million towards a Blomquist construction total cost estimate of $10 <br /> million. The MSV commitment of the remainder will likely range from <br /> $4 to $4.5 million, depending on the contributions of other involved <br /> projects'. The developer will pay their contribution as needed by the <br /> City. The roadway extension is presently in the design stage, and <br /> construction within the project timeframe is considered to be realistic. <br /> (2) Pedestrian/Bicvcle Undercrossina of Hwv. 101 — In order to enhance <br /> non-motorized a�cess to and from the Bayfront, downtown and other <br /> areas of the City, a pedestrian/bicycle under-crossing of Hwy. 101 is <br /> included in the Precise Plan, and the Marina Shores development <br /> wouid contribute to its construction. The under-crossing would extend <br /> west from Blomquist Street just south of its intersection with Bair Island <br /> RoaJ, and would run adjacent to (on the north side o� Redwood Creek <br /> to downtown Redwood City. The Marina Shores contribution to the <br /> project is expected to be most of the $2.0 million estimated cost of the <br /> under-crossing. Although the Precise Plan requires that the under- <br /> �! crossing be fully funded prior to occupancy of 500 units on the site, it <br /> � may be built at the same time as the separate Blomquist Street <br /> extension in order to take advantage of existing equipment being used <br /> for other roadway construction. <br /> (3) Other Roadwav Imarovements - Other key roadway improvements <br /> include upgrades of East Bayshore Road, Bair Island Road, and <br /> Veterans Bivd., as well as signalization improvements at a handful of <br /> affected intersections. <br /> (4) Traffic Imoact Mitiaation Fees — In addition to the required roadway <br /> improvement upgrades, development of the project will require <br /> payment of mitigation fees for citywide traffic improvements (Traffic <br /> Impact Mitigation Fee Program), consistent with fees established by <br /> City Council resolution. The traffic impacts fee will be approximately <br /> $2.7 million dollars. This estimate is based on the net increase of <br /> traffic (projected tra�c minus existing traffic) and also includes a credit <br /> for the projecYs contributions to the capital improvements outlined <br /> above. <br /> b. Transit MSV is not transit-oriented development. It is not near any public <br /> transit nodes (e.g. Cal Train Station) and it does not have direct and easy <br /> ' At this tlme the Syufy project on Bayshore Road is the only other project that will have W contribute toward the <br /> Blomquist Street Extension. <br /> 3 <br />
