That the properry does not contain an accessory dwelling. <br /> Commissioner Seybert asked the following questions: <br /> Referring to Item "a", he asked if a single-family dwelling had four bedrooms to begin <br /> with, would it would be automatically disallowed to enlarge the kitchen or bathroom? <br /> Principal Planner Jany said that was correct (assuming the resulting total area for the <br /> house would exceed 2,000 square feet) <br /> Referring to Item "f , he asked why the enlargement has to be restricted to a one-time <br /> occurrence over the life of the property, when eventually the 2,000 square feet will limit it <br /> anyway. <br /> Commissioner Cronin referred to Item "P', asking if the property was enlarged (e.g., <br /> 1,600 ft. to 1,800 ft.) and then sold, does that mean the new property owners are not <br /> allowed to enlarge it to the maximum 2,000 feet? <br /> Principal Planner Jany said, since this is a Use Permit, one of the ways to do it, is to put <br /> a deed restriction on the Property. <br /> ` Staff Consultant Williams said Provision 7 doesn't even kick in until after the expansion <br /> reaches 2,000 feet. He said as long as you don't exceed three bedrooms, future owners <br /> can expand. <br /> Commissioner Claire referred to Item "e", saying he doesn't think the language, <br /> "reconfiguration of the uses of. the rooms" needs to be said. Commissioner Claire said <br /> the key is whether or not we going to go over three bedrooms, which is what will cause <br /> the parking issue. <br /> Chair Paulson said, hypothetically, if she takes the third bedroom and tum it into a"great <br /> room" with the kitchen. She would actually be going down in bedrooms, but it would be <br /> disallowed under Item "e". <br /> Principal Planner Jany said the intent of Item "e" would be in the case of a major <br /> reconfiguration of the home in the sense that it would alter and allow for potential fourth <br /> bedroom. <br /> Commissioner Seybert said that Item "b" would take care of anyone trying using rooms <br /> for a fourth bedroom. <br /> Commissioner Radcliffe asked what the percentage of the houses in Redwood City have <br /> non-conforming parking? <br /> Page 3 of 7 <br />
