Street trees shall be planned and built to the satisfaction of the Parks Department <br /> and Engineering and Construction. The landscaping shall include the front yards <br /> and the parkway along Valota Road. , <br /> J. COVENANTS, CONDI nONS & RESTRICTIONS <br /> 1, For the maintenance of the private street system, the storm drain facilities, the <br /> street lighting and traffic control, the front yard landscaping and in the areas <br /> between the back of sidewalk and the right-of-way linB in Valota Road,the <br /> Homeowners' Association must be established prior to thB recordation of the Final <br /> Subdivision Map. <br /> 2. The Covenants, Conditions and Restrictions shall be submitted to Engineering and <br /> Construction and the City Attomey for review and approval. <br /> K. BONDS <br /> All items, including Planned Development Permit-.items, landscaping, etc., in this <br /> development shall-be-b.ondecL-The Faithful Performance and Labor & Materials Bonds, <br /> each to be 100% of the EngiJ:leer'.s.estimateas approved by Engineering and <br /> Construction-, shall be filed with-the City Clerk to cover all improvements. including the <br /> private streets, the -utilities, grading, landst:aping, street lighting and traffic control <br /> system. <br /> ',- <br /> L. FEES <br /> The developer shall pay all engineering and checking fees and inspection fees and any <br /> other fees to be paid according to City Ordinance. <br /> M. "AS-BUILT" PLANS <br /> 1. It will be the subdivider's responsibility to make arrangBments with the design <br /> engineer for the preparation of the "as-builf' or "record. drawings. The engineer <br /> shall perform limited field work only to verify that the "as-builf' drawings are in <br /> substantial compliance with the field conditions. <br /> 2. The "as-builf' plans shall be the original tracings or permanent mylar, good quality, <br /> showing the engineer's certificate as stated above. <br /> 3 Prior to the final inspection ot the project, the developer shall submit a set of "as- <br /> builf' plans, which will include all improvements built by this development, to <br /> Engineering and Construction. <br /> - <br /> 4 <br />
