PD 10301.7: PLANNED DEVELOPMENT PERMIT to construct 8 single- <br /> family homes. <br /> PUBLIC HEARING - <br /> . 2 a. and b. heard simultaneously. <br /> Mr. Passanisi described the proposed project including the size of the residential <br /> units, off-street parking, and the layout of the project. He mentioned a previous <br /> proposal for the site, which was ultimately denied. He said that this project is <br /> superior, in the opinion of Planning staff, since it has generous landscaping and <br /> a better site plan. He showed ove¡:heads of the current site plan as well as the <br /> earlier proposal. - <br /> Ms. Sylvia Nelson, representing the Chamberlain Group, showed an elevation <br /> drawing with an overlay showing proposed landscaping and how existing trees <br /> wouid be saved. She said there would be a homeowners association tnat will <br /> maintain the street and front yard landscaping, In response to questions by <br /> Commissioner McCoy, she said the developer has contacted adjacent <br /> nomeowners. <br /> Chairman Bursak opened the public hearing. <br /> Mr. Paul Weisman, 1900 Goodwin Avenue thanked the Commission for listening <br /> to the neighboring residents. <br /> -. Mr. Steve Collins, 1923 Goodwin Avenue, is located right behind the Va Iota <br /> Road project and said he appreciates the developer working with them and also <br /> thanked Mr. Passanisi. The site plan fits into the neighborhood. In response to <br /> a question from the Chairman, MLCoilins said the neighbors were not disturbed <br /> by the small lot sizes but were mere concerned with privacy. <br /> MIS: Giannini/Garcia: That the public hearing be closed. Carried. <br /> Commissioner Garcia questioned a condition requiring removal of the water well, <br /> wondering why it could not be used to water common areas. Mr. Passanisi said <br /> it had to be capped for safety reasons. Commissioner Verdone had a question <br /> regarding the location of guest parking which Mr. Passanisi indicated on the site <br /> plan after which there was some discussior) of parking arrangements. .' <br /> In response to a question, Ms. Nelson said these homes would be priced in the <br /> $400,000 range. <br /> 3.a) MIS: McCoyNerdone: That the Planning Cominissionapprove the <br /> Tentative Map, subject to all conditions outlined in the staff report.
