TheÓ will have a substantial amount of wood and stucco trim <br /> around the windows. ormers and wood shutters are prevalent on some of the <br /> larger windows. <br /> The Architectural Advisory Committee has reviewed and approved the project <br /> design. <br /> Access/Parkina <br /> A 25-ft. wide private street would provide access from Valota Road to the <br /> subdivision. The street's width and specifications conform to the requirements of <br /> the Fire Department and Engineering and Construction. A homeowner's <br /> asso:::iation will maintain the street. <br /> The homes wi!! have either s. ,tw~ o~ three-:::ar garage. The ratio of visitor <br /> parking spaces to total units (1-visitor space/2.6 units) is similar to that of a <br /> bwnhouse development at 1575 Oxford and is slightly below that of a single- <br /> family development on smâlliots at the comer of Redwood and Kentfield Avenue <br /> (1 visito, spa:::e /2.3 units). Actual evening and weekend observations indicate <br /> that these ratios are adequate. Also several of the new homes will front Valota <br /> -' Road and visitors to those homes will most likely park on the street (as would <br /> any visitors to any home on a public street). <br /> Landscaoina <br /> The developer plans to install front yard landscaping (lawn and trees) which will <br /> be maintained by the homeowners association. Rear yard landscaping will be <br /> installed and maintained by the property owners. <br /> Accent trees will be planted along Valota Road. Twenty four-inch box trees will <br /> be planted at the, rear of lots 5 and 8 to screen those units. Also some trees will <br /> be kept along the creek to serve as a screen for those home on Goodwin <br /> Avenue. <br /> PLANNING ISSUES <br /> There are several planning issues that were raised during the last project review <br /> that seem to be better addressed with this new project. <br /> , <br /> Proiect Density <br /> During the review of the previous project in 1996, there was a concern raised by <br /> - the neighbors that the 9-unit project was just too dense for the site (8 units per <br />
