S•8i—lo1 <br /> have the opportunity at all times during the term hereof to utilize to the maximum <br /> extent reasonably practicable the Leased Premises for the use described herein. <br /> 4. ABATEMENT. If, at any time during the term hereof, the Leased <br /> Premises are damaged by fire, flood, earthquake, explosion, land subsidence, <br /> the public enemy or acts of God, or the provision thereof ceased, or the <br /> operation thereof abated, by lawfully constituted government authority (other <br /> than Lessor) so as to render said Leased Premises or facilities partially <br /> untenantable or unfit for use, then there shall be a proportionate reduction of <br /> obligations of Lessee to pay rent hereunder according to the nature and extent of <br /> the damage sustained. If, because of any of said causes, the Leased Premises <br /> or facilities shall be rendered wholly or substantially untenantable or unfit for use <br /> so as to make it unreasonable for Lessee to use said Leased Premises, then <br /> Lessee shall have the right to terminate this Lease by giving not less than thirty <br /> (30) days prior written notice thereof to Lessor. <br /> 5. UTILITIES. Lessee shall pay for all water, gas, heat, electricity, fuel, <br /> power, telephone service, and other utilities which may be advanced to or used <br /> in or about the Leased Premises during the Term of this Lease. All utilities <br /> provided by Lessor to Lessee shall be charged to Lessee at Lessor's cost and <br /> Lessee shall pay all utility invoices upon demand but not more frequently that <br /> once a month. <br /> Lessee shall bear the cost and expense of relocating any of Lessor's <br /> utility facilities, whether within or outside of the Leased Premises, necessitated <br /> by Lessee's operations under this Lease.
