5 -i
PROJECT UNDERSTANDING
The project proposes renovations and expansion of the existing 11-acre Sequoia Hospital campus
located at 170 Alameda de las Pulgas, at the northwest comer of Alameda de las Pulgas and Whipple
Road, in Redwood City. Upon completion, the expanded hospital will include 134 hospital beds,
134,676 squaze feet of hospital space with a new central plant to serve the expansion area, 40,000
squaze feet of new medical office, and a five-level 632-space pazking structure that will provide 200
additional on-site parking spaces. The project proposes seismic retrofitting of the existing hospital, in
conformance with seismic safety standards mandated by the State of California under Senate Bill
1953, and renovation of approximately 38,000 squaze feet of the existing hospital. No helipad or
helicopters flights in/out of the site are proposed by the project.
The project site currently has a General Plan land use designation of CommerciaUOce (single and
two-story structures adjacent to residential neighborhoods) and is zoned "PO" (Professional Office).
While the proposed development project will affect only a portion of the hospital site, the City will
prepare a Precise Plan that covers the entire 11-acre hospital campus, including the medical office and
rehabilitarion center buildings and parking lots to the west of the main hospital. A General Plan
amendment is proposed on the development portion of the site, consistent with the Precise Plan, and
the zoning designadon on the entire site will be changed to "P" (Planned Community) District. It is
our understanding the Precise Plan will allow expansion of the westerly buildings on the site to the
maximum potential allowed under the current Professional Office zoning designation. The Precise
Plan will be used to guide future growth on the site, including building orientation, vehicular and
pedestrian circulation, parking and emergency vehicle access, and architectural character. It is our
understanding that Urban Design Guidelines may be adopted as part of the Precise Plan.

Sequoia Hospital Campus Project/Precise Plan EIR Scope of Services
 David J.
