� 51 C-22 <br /> � SCOPE OF WORK, cont. <br /> � <br /> � Population and Housing <br /> The EIR will describe the existing and projected employment, population and housing conditions in <br /> � the City of Redwood City, and evaluate the potential for the project to result in impacts due to <br /> increases in population or demand for housing. This discussion will be based upon existing available <br /> informarion. <br /> � Cultural Resources � <br /> � The EIR will describe the potential for cultural resources to be affected by project development, based <br /> upon an archaeological and historic records search conducted by Holman & Associates and exisring <br /> available information provided to DJP&A by Sequoia Hospital. It is our understanding that there is <br /> ! one hospital building that is older than 50 years old on the site, but it is not a designated historic <br /> � resource and will not be adversely affected by the project. Mitigation measures will be identified for <br /> significant impacts to cultural resources. <br /> Traffic and Circulation � � <br /> The EIR will describe the traffic impacts of the project, based upon a transportation, traffic, and <br /> parking analysis to be prepared by Fehr & Peers Associates, Inc. A copy of the detailed scope of <br /> work for this analysis is attached to this proposal as Appendix B, and is summarized below. <br /> The traffic impacts will be evaluated following the guidelines of the City of Redwood City and the <br /> San Mateo City/County Association of Govemments, the congestion management agency (CMA) for <br /> San Mateo County. City Staff has preliminarily identified 10 key intersections to be included in the <br /> transportation impact analysis. These intersections are the following: <br /> 1. Whipple Avenue and Alameda de las Pulgas <br /> 2. Edgewood Road and Alameda de las Pulgas <br /> 3. Hopkins Avenue and Alameda de las Pulgas <br /> 4. Brewster Avenue and Alameda de las Pulgas <br /> 5. Eaton Avenue and Alameda de las Pulgas <br /> 6. Upland Road and Whipple Avenue <br /> 7. El Camino Real and Whipple Avenue <br /> 8. Scenic Drive and Edgewood Road <br /> 9. Highway 280 On-Ramp and Edgewood Road <br /> 10. Highway 280 Off-Ramp and Edgewood Road <br /> The operations of the study intersections will be evaluated during the morning (AM) and evening (PM) <br /> peak hours for the following scenarios: <br /> Scenario 1: Existing Conditions - Existing volumes obtained from counts. <br /> Scenario 2: Background Conditions - Existing volumes plus �a�'ic from approved but not yet <br /> constructed developments in the area (provided by City staf�.
