For example, it will <br />contain specific recommendations for massing, entrance design, landscaping, architectural <br />style, appropriate colors, etc. It will examine standards of open space in private <br />development, including the size, public accessibility and design. <br />Finally, the Downtown Precise Plan will provide potential developers with a clear <br />understanding of what the City wants and what can be approved. By prodding such <br />detailed notice to developers, the city creates a helpful attitude toward investols and will <br />stimulate further interest in downtown. <br />Public Participation Process <br />Public participation will bean important component of the Downtown Precise Plan. For this <br />reason, staff plans the following public process: <br />• At least three Community Workshops hosted by the Downtown Advisory Group (see <br />discussion below) <br />• A joint City Council /Planning Commission Study Session <br />• A Planning Commission Public Hearing, and <br />• A City Council Public Hearing <br />The Downtown Advisory Group (DAG) is a group of key community members who have an <br />interest in downtown, i.e. property owners, business owners, developers, building <br />professionals and interested citizens. Specifically, the purpose of the DAG is to act as <br />informal advisors to Community Development Services staff on downtown issues. It is <br />meant to be an informal group (not appointed by City Council) so as not to be concerned <br />about certain restrictions that State law imposes on more formal boards and commissions <br />in terms of conflicts of interest and required disclosure requirements.
