I. DES will conduct a day long design workshop with key DES design team <br /> members and sub consultants to develop schematic concepts sufficient for <br /> developing a schematic cost opinion. This workshop is open to participation by <br /> key City staff as requested. <br /> 1. Working with the Structural Engineer, we will develop a preliminary <br /> framing/foundation concept of the proposed structures. <br /> 2. Working with the Electrical Engineer, we will develop a preliminary <br /> electrical concept of the proposed structures and site. <br /> 3. Working with the Mechanical Engineer, we will develop a preliminary <br /> HVAC and plumbing concept of the proposed structures. <br /> 4. Working with the Fuel Engineer, we will develop a preliminary concept of <br /> the proposed structure. <br /> 5. Working with the civil engineer, we will develop a preliminary grading <br /> concept of the project site. <br /> 6. Working with the landscape architect, we will develop a preliminary <br /> landscape concept of the project site. <br /> <br /> J. Prepare as a supplement to documents defined under Section D the following <br /> additional material: <br /> 1. Schematic Foundation/Framing Plans at minimum 1:8 scale. <br /> 2. Schematic Mechanical Plans at minimum 1:8 scale. <br /> 3. Schematic Electrical Plans at minimum 1:8 scale. <br /> 4. Schematic Fuel System Plans at minimum 1:8 scale. <br /> <br />Phase III Construction Manager/General Contractor Selection <br /> <br /> The Construction Manager/General Contractor Selection Phase for this project <br /> is complete. <br /> <br /> A. Concurrent with the Schematic Phase of this project and working with the <br /> Redwood City Project Team, we will qualify and select a Construction <br /> Manager/General Contractor for this project. This work will occur in two phases. <br /> <br /> B. Phase I - Prequalification of Construction Manager/General Contractor (CM/GC) 1. Debrief all participants in the Redwood City Hall CM/GC process for <br /> constructive improvements to the process. <br /> 2. Prepare Request for Qualification (RFQ). <br /> 3. Prepare list of organizations to send RFQ to -- General Contractors, Plan <br /> Rooms, etc. <br /> 4. Prepare advertisement/solicitations for RFQ. <br /> 5. Work with Redwood City Public Works to issue RFQ. <br /> 6. Prepare evaluation process and forms for RFQ responses. <br /> 7. Receive and sort responses to RFQ. <br /> 8.
