9. Work with Redwood City Public Works and City Attorney to prepare <br /> CM/GC contract and General Conditions of CMIGC contract. <br /> 10. Notify short listed CM/GC firm. <br /> <br /> C. Phase II - Selection of Construction Manager/General Contractor (CMIGC) 1. Prepare Request for Proposal (RFP). <br /> 2. Issue RFP with specific instructions to short listed CM/GC's from Phase I <br /> (including process for contract contingencies). <br /> 3. Prepare evaluation process and forms for RFP responses including jury <br /> selection. <br /> 4. Facilitate interview process for all CM/GC candidates. <br /> 5. Facilitate a meeting of the selection jury to rank CMJGC candidates. <br /> 6. Work with Redwood City Public Works and City Attorney to prepare <br /> CMIGC contract and General Conditions of CM/GC contract. <br /> <br /> D. Our target will be to have selected the Construction Manager/General Contractor <br /> at the end of the schematic phase of the project, approximately mid October, <br /> 1996. <br /> <br />Phase IV Design Development <br /> <br /> The Design Development Phase for this project will be complete as of January 13, <br /> 1997. <br /> <br /> A. Meet and work with the CMIGC team to value engineer the project and develop <br /> alternate design solutions to the budgetary limits identified with the proposed fee. <br /> Building system value engineering will be performed on an hourly basis only as <br /> needed, we will establish hourly budgets to charge time against. <br /> <br /> B. After an acceptable direction is determined we will prepare documents that fix <br /> and describe the character of the project as to architectural, structural, mechanical, <br /> electrical system, materials and such other elements as may be appropriate <br /> including an outline specification and product (manufacturer) "cut sheets" of all <br /> major systems or components. <br /> <br /> C. Meet with the Redwood City Project Team on a weekly basis throughout this <br /> phase of the project for a total of five times, commencing October 17, 1996 and <br /> concluding November 14, 1996. <br /> <br /> D. The Design Team working with the Redwood City Project Team will prepare <br /> design development documentation inclusive of a detailed cost opinion, obtain <br /> approval from City staff, specifically Engineering, Building, Fire, Public Works, <br /> Parks and Recreation and the Maintenance Departments prior to continuation to <br /> the construction documents phase. <br /> <br /> Page 8 of 17 <br /> <br /> <br />
