15. INSPECTION. Lessor reserves the right to enter upon the Leased <br />Premises upon reasonable notice to inspect the same and to require Lessee to <br />keep the said Leased Premises in good order and repair. <br /> <br /> 16. PUBLIC REGULATIONS. Lessee agrees that it will not use or permit <br />the Leased Premises described herein to be used for any unlawful purpose or for <br />any purpose or activity which is in violation of any law, ordinance, resolution, rule <br />or regulation, established by the Government of the United States of California, <br />regional boards or authorities, the County of San Mateo and the City of Redwood <br /> <br />city. <br /> <br /> Notwithstanding the foregoing, in the event that in order to comply with <br />laws, ordinances, rules or regulations hereafter adopted by the Council of the <br />City of Redwood City or by Federal, State, Regional, or County governments or <br />authorities, Lessee is required to install or construct capital improvements in, <br />upon, or over the Leased Premises or in, upon, or over any improvements <br />existing thereon, the cost of which exceeds Two Hundred Fifty Thousand Dollars <br />($250,000.00), Lessee shall have the option of terminating this Lease upon one <br />year's prior written notice thereof to Lessor. <br /> <br /> 17. INSURANCE.
