Upon the termination of this Lease, Lessee, at its own expense, may <br />within sixty (60) days remove from the Leased Premises any or all structures, <br />goods, materials, machinery, equipment, and improvements situated thereon at <br />the commencement of the term of this Lease or thereafter placed thereon by it <br />save and except for pilings and foundations to the extent the same do not rise <br />above the surface of the land. Ail such items not removed within said period <br />shall, at the option of the Lessor, become the property of the Lesser, or in the <br />alternative, Lessor may remove and dispose of the same at the expense of <br />Lessee, and in such event Lessee shall promptly pay Lessor all expenses <br />incurred by Lessor pursuant to such action. <br /> <br /> During any portion of the above-mentioned sixty (60) day period utilized <br />by Lessee to remove structures, goods, materials, machinery, equipment, and <br />improvements from the Leased Premises, Lessee shall pay to Lessor's rental <br />equal to the amount of the monthly rental installments payable during the last <br />Lease Year of this Lease Agreement. <br /> <br /> 14. ROADS AND SURFACES. Lessee shall at its own cost and expense <br /> repair and maintain the surface of the Leased Premises in good condition. It is <br /> understood that Lessee's obligation hereunder shall not include repair and <br /> maintenance attributable to ordinary wear and tear or to undue wear and tear <br /> attributable to Lessor or other parties.
