Upon the termination of this Lease, Lessee, at its own expense, may within sixty (60) days remove from the Leased Premises any or all structures, goods, materials, machinery, equipment, and improvements situated thereon at the commencement of the term of this Lease or thereafter placed thereon by it save and except for pilings and foundations to the extent the same do not rise above the surface of the land. Ail such items not removed within said period shall, at the option of the Lessor, become the property of the Lesser, or in the alternative, Lessor may remove and dispose of the same at the expense of Lessee, and in such event Lessee shall promptly pay Lessor all expenses incurred by Lessor pursuant to such action. During any portion of the above-mentioned sixty (60) day period utilized by Lessee to remove structures, goods, materials, machinery, equipment, and improvements from the Leased Premises, Lessee shall pay to Lessor's rental equal to the amount of the monthly rental installments payable during the last Lease Year of this Lease Agreement. 14. ROADS AND SURFACES. Lessee shall at its own cost and expense repair and maintain the surface of the Leased Premises in good condition. It is understood that Lessee's obligation hereunder shall not include repair and maintenance attributable to ordinary wear and tear or to undue wear and tear attributable to Lessor or other parties. Lessor and Lessee shall share in the maintenance and repair of the common wall dividing the Multiple Open Bins, provided that the maintenance and repair of the common wall is necessitated by ordinary wear and tear.
